With how often they run their poorly designed sprinkler system you would think we weren’t in the middle of a drought. Maybe if they pointed them at the grass instead of the sidewalks and parking lot my rent wouldn’t be so high.

This apartment complex is NOT Provo’s premier housing as they like to state. It is delipitated. It is old. It is falling apart. It is trashy. My son could barely see out of his windows for how filthy they were. Furthermore, they rip you off by withholding money at the end of your lease. Warning to all, find somewhere else to live.

Not worth it even if it cost less. I’m not usually a person to complain or even write reviews on that note but living here was awful. Monthly rates are outrageous for what you get and the services here are terrible. Had many leaks and holes in walls, that were reported to them, that went weeks without even being recognized, then did an awful job of fixing it. Ended up having to call them back again because the leak “they patched” in the ceiling bubbled up and broke leaving our entire bathroom covered in toilet water from above. That and our front door was broken at one point so no one could get in or out without hopping off the balcony which was a hazard and didn’t get to it for multiple days. Parking is a joke, I work late hours and anything past 10pm there’s not a single spot open and have had to park a few blocks away at times. Should be enough parking if they’re going to charge for it on top of that. Strongly encourage anyone looking here to look elsewhere immediately.

I have lived at the Branbury for a year, so now I can leave an honest review. I'll start that living here has been decent. It is better than other places that I have lived, but it still is far from the best. The biggest thing about this place that is keeping it at only three stars is the parking. It is horrendous. I am so sorry to everybody who drives around anything bigger than a motorcycle because you will inevitably get some extra scratches on your car. Now, I'm sure that the Branbury will reply with something along the lines of "We have one of the biggest parking areas in Provo," which they do, but understand that it is still a pain to get a parking spot with the amount of residents that live here. If you get home anytime after 10pm, then be prepared to not find a spot. The worst part is how tiny the parking stalls are (especially by building 1). The parking lot was recently resurfaced, and I was really hoping that they would make the parking stalls bigger, but no. I was blinded before I moved in thinking "I'll be able to fit in a spot, I have a small car." Yeah... no. You'll see what I mean when you move in. Oh, and if you have a truck... you might as well stick to street parking. There's no way you will fit in a stall and still be able to open your door. As far as the apartments go, they are okay. They are tiny and livable for 4 people. Know that each apartment quality is a hit or miss. Some don't have lights in the ceiling (you will be living that lamp life for a year), some don't have a food pantry, and most apartments are not as nice as what you are shown in the pictures. My apartment, for example, is still super old and has old wooden cabinets with dull pink countertops (I have received many "compliments" about my masculine pink countertops from visitors). A general rule of thumb that I would follow is that the farther away you are from the clubhouse, then the newer your apartment will be. Unfortunately, I got suck in building 3 (one of the older buildings). Most people who I have talked to that are renewing are moving apartments to the newer buildings because everyone knows they are better. The wards here meet in the Benson building, which is basically just massive lecture halls. I particularly did not like this, because it's not a very nice feeling when you have to go to church in the same place where you suffer from your chemistry classes. Next, this place has a nice clubhouse. Keep in mind though that it is smaller than the outside makes it look. Half of the clubhouse is the office which is closed after hours. The pool and hot tub are a nice amenity (especially with half of the pool being covered). However, at night the pool is extremely dark. They have a single, small light to illuminate everything. The inside of the clubhouse is kept clean, and it is divided into three rooms - game room, piano/study, and the gym. Recently, the Branbury swapped out the squat rack for a smith machine (basically an assisted, easy version of a squat rack). For those of you who enjoy gym use, you would understand that this was a very unfortunate swap for the residents. A Smith machine has its place in the gym, but it should not be the only form of being able to squat/ benchpress. As far as the social life goes, it's definitely social here. If you are ever bored, go to the hot tub to meet 20 people. However, the Branbury is definitely lacking in the social events that they do as compared to other apartment complexes. If you are lucky, there will be some social event every other month. At the end of the day, will I be renewing here? The answer is no. With the rates rising, a private room costs about as much as it does at a different, newer facility such as the Village at South Campus, CollegePlace, or Alpine Village. A nice thing about this place is the shuttle that goes to BYU campus. Don't miss it though! Pro tip: the office has free cookies Have fun living here!

You are sold on all the perks, but I didn't feel safe in their apartment. I'm a construction management major and saw things that are against code continually in the apartments.
