It is my opinion that cash buyers drive the market and increase values faster than a shift in interest rates, lack of supply, or increasing demand. A buyer with cash does not have to make an offer contingent upon an appraiser or other contingencies required by a bank. A cash buyer creates a benchmark of value justified by an arms length transaction and acceptable by a bank.
No, we work in all price ranges but gravitate towards unique properties that require more research, extra hurdles, high levels of valuation experience and over the top marketing.
