Terrible management

Despite its great location, you won't truly see what ails this place until you live here. Long story short: They nickel-and-dime you for everything and management is useless. And here's why... -I've had a few cockroaches in my time living here, and was told that I'd need to pay ($100+) if I wanted them to do anything about it. -Rent is exorbitant, yet they park you a mile from your door. I've been told that my parking space would be moved closer for over a year now, and nothing has changed regardless of how much I press them. -There is zero parking enforcement. I've had cars park in my assigned spot with zero consequence. When you complain (about anything), you're just fed the company line from management. -They water the property's grass with all that remains of Lake Mead. Clear overwatering, creating large puddles and most of it seems to end up on the pavement. Then you get charged $55 for water, along with a $5 service fee -- for what, having the invoice sent? -The spa jets have never worked and the gates can be out of commission for long stretches of time. -I've had a simple leaky pipe take multiple visits to rectify, along with a tub that's needed resurfacing twice. After the first resurfacing, it started peeling apart again. So, I called on it and, lo and behold, the same thing is happening currently. Really bush-league contracting. -An increasing amount of litter around the property and the police were here last weekend, so it generally feels like it's becoming a little less safe. Are there good parts about the property? Sure. It has a nice pool and provides scenic views of the mountains. I also rarely hear my neighbors, though that's probably more a result of luck than design. You're also in an awesome location in the best part of town. Beyond that, all things considered, you are better off pursuing other options.

Crazy high rent. Hot tub has been broken for years. Gate stays open all night (been reported with no repair). They had the nerve to hike the rent up last year. Definitely shop around and don’t stop here

I enjoyed the tour of Falling Waters. The grounds are well groomed with a number of activities. The models look very nice & the leasing agent Alissa was very knowledable & straight forward about the property, which made for an easier time in deciding how to move forward. Thank you Alissa.

Do you have discounted rates and or specials. Most complexes have a quanity of selected apartments for lower income, these people sometimes are caught inbetween the system, maybe 5 - 10 apartments.

When I moved into these apartments in October, there was a strict income requirement of 1.5 times the rent, no exceptions. This may have changed, but I sincerely doubt it.
