When Thinking of Moving to Colorado from out of State what are some of the main things we need to be ready for being a new home buyer?

Things I would consider when moving to Fort Collins from out of state would be of your want to rent a home or buy a home first. From there you can reverse engineer a timeline of how long the process will take. If you decide to buy, connecting with a real estate agent would be a great step from there. They will hopefully be able to help you buying real estate virtually through tools and systems they’ve developed. It is a big move and with lots of moving parts. Connect with local resources and advocates and build your team to help you and yours in the transition to living in Fort Collins, Colorado!

Do you think that Fort Collins real estate market is going to crash? Is the housing market in Northern Colorado a safe investment or should you wait to buy a house?

I can’t imagine it crashing. In the last housing crisis, data shows it basically just stopped going up. The most was about a 2% drop in one year, and then it started going up again. From my perspective Colorado is an expensive, but damn safe place to buy (if you avoid a house in a fire danger area)

Great question! We work with both buyers and sellers. There are some transactions we work with both on the same transaction which is called a transaction broker (basically someone helping complete the deal for both parties but not an advocate for either).

Should we waive our inspection when buying a home if the seller requests us to?

Absolutely not! This is a home that someone else was living in and caring for. They were the steward of this home. Were they a good steward or a poor one? With prices of homes, the risk of taking on a $1/2 million asset and not AT LEAST having someone (professional) looking at it, is crazy. Consider limiting your objection/negotiations, but do not waive your inspection.

While it can be difficult (to coordinate schedules) we have a team that helps! BUT, we think the best times to tour a home and make an offer are during inclement weather, holidays, or late at night. The majority of agents will want to show homes during warm weather, on their time. The reason we are the best real estate company have the best real estate agents in town is because we go ABOVE and BEYOND. We are where the competition is not.

There are a few options now and coming in the future. Lennar has a development of single family homes on the Southeast side of Fort Collins coming soon. Dreamfinders and DR Horton, both have new developments going on currently that we’ve helped clients with their purchase. Always consider bringing on a real estate agent even when buying new construction. Most new developments will be in the outlining towns, though, as Fort Collins has fewer and fewer empty lots to build on.

Fort Collins real estate market is Definitley seasonal! We will see a significant amount of homes hit the market during the spring months. April and May is when homes really start to hit the market. They will continue to come onto the market up until the middle of September. At that time the amount of new homes that come onto the market dramatically decreases.

We are considering moving our family to Northern Colorado and specifically Fort Collins. What does the process look like to buy a house in Fort Collins and Colorado? Do you use a lawyer, title company to close? How are real estate agents paid?

Colorado is a very buyer friendly state when it comes to buying real estate. High level, when a buyer wants to submit an offer, they submit it through Colorado Contract to Buy and Sell Real Estate. That contract outlines how the due diligence and closing process will take place as well as who is responsible for paying the different fees. This contract timeline is usually 21-30 days or more depending on the property. The typical process once you go under contract is to submit that contract to a title company who will perform the closing. That title company will provide title insurance and perform the closing held between the buyer and seller. In Colorado we fund the same day as closing and the deed transfers on the same day from the seller to the buyer. So once you sign, you get the keys and the possession of the home! No lawyers (unless you'd like your lawyer to review the contract) and no waiting period after closing to gain possession. It is a pretty smooth process.

We believe that Fort Collins is a great place to both invest and buy a personal home. It is a great area to live, has amazing schools, is a very well maintained municipality and seemingly very desired by many. Although real estate prices in Fort Collins can be expensive, if you work with an experienced and knowledgeable real estate agent here in town, they can hopefully help you find a great home or investment here in town.

It was something I always thought would be "fun" to do. Then COVID happened and I didn't want to waste the time spent at home. So the YT channel was born. It took a lot of time and figuring out, but we are getting the hang of it (slowly).
