Booked this hotel via Airbnb 5 weeks in advance, and when we arrived it turned out the room that was assigned to us was unserviceable and not cleaned. The front desk was unable to assign us another room or find us alternate accommodation and Airbnb only suggested we reach out to other listings, which was impossible at 9pm at night. The receptionist apologized but kept saying it wouldn't have happened if we had booked through their website, which was not helpful... Later learned from the front desk that the room had been unserviceable for 4 days already but the hotel never bothered to inform us or to make alternate arrangements for us. Incredibly disappointed in this hotel's management, for giving an unserviceable room to guests, and for not taking any action to remedy the situation at all.

Charming little boutique hotel, the art, the colors, it’s a great experience. The backyard area was cute and pleasant and very relaxing. The location is a 10 minute walk to Alamo park or 30 to the ferry building. Each room has unique art on the wall with a clean restroom. 24 hour concierge was everything for me. I will be staying here again!

It is possible to keep the luggage but the place is pretty packed. So i am not really sure how much space there is as a luggage room.
It's half an hour walking, 10 min by car and about 15 min by bus.
Bus on Page & Haight. I definitely prefer the train and there are some bus routes I don't want to chance for safety reasons but the bus at Page is totally fine, same crowd that would be on the train. The N Judah train stop at Duboce Park looks like it's a short walk to the Metro but it's almost all up very steep hills. If my rolling luggage would have slipped out of my hand it would have been miles down the hill. In hindsight, I should have taken Lyft from Duboce to the Metro.
Yes. I was traveling alone when I stayed there in March and walked back & forth between the Muni stop on Page & the hotel, and felt completely safe doing so even after dark. I don't think the Page Street stop is 1/2 mile. It seemed shorter to me. I feel safer walking from Page than from Haight and in general like to avoid busses that stop in the Tenderloin. If you don't like walking uphill, you can walk downhill from the Metro to the stop on Haight and downhill from the stop on Page to the Metro.
It's relatively flat from Divisidero to Castro Street but if I remember correctly, there are some steep uphill climbs from there.
They have adjustable heaters and also cooling.
No, however we found street parking. The front desk was very helpful.
