Came to market place to tour the apartment this week. We called ahead to make an appointment due to Covid. When we walked in, we were ignored for about five minutes. So we walked out and back in again, to make sure that our presence was known. Ignored again for another five minutes. Meanwhile we walked around, made noise, while the employee sat at her desk about 15 feet away from us. Finally we said something to get her attention and let her know we had a scheduled tour. She said “oh. Sure.” As we toured the apartment she was texting on her phone the entire time. When we asked about noise level she admitted that you can hear everything. Appreciative for the honesty, but the fact that it’s so common to hear everything from your neighbors is concerning. Let’s just say we went with another apartment in the are because of the exceptional experience we had elsewhere.

Most popular outdoor toilet of 2020. Not sure who designed this apartment building, but it seems like it was conveniently done to provide a urinal for whoever passes by. A recessed wall along the garage-side hides whoever needs to go, and has lead to the block reeking of pee. Management has been notified of the situation, but nothing has been done (although they made a point to sound very disturbed over the phone). One of their employees even takes his smoke breaks on this side of the building but seems unphazed by the smell or dried pee stains on the building and sidewalk. When one of their tenants could not fit a leather sofa into the building, it was left on the sidewalk for weeks until neighbors called for its removal, which speaks to their care for the building's appearance. I'm not sure what the individual rooms or courtyard of this building are like, but they do not care about the outside of their building or neighbors, and I would not recommend living in an apartment building like that. Luckily, some people have been dissuaded from peeing on the building by cameras set up by neighbors, but the apartment building's inaction has made this building too well-known a place to privately relieve yourself at any time of day for the neighbors to make it end.

We lived at Marketplace for over three years, and generally had a good experience. Pros: -Great location!!! -We appreciated having to go through multiple sets of locked doors before accessing the elevator (also locked) and overall felt very safe despite being new to Baltimore. -Maintenance was extremely timely and responsive to our needs, even for minor requests like a clogged sink drain. -The rooftop deck is beautiful and a wonderful location to host friends. -Although small, the gym was well maintained and often empty. -There were regular social gatherings organized by management Cons: -Though it was not a surprise, the great deal of extra fees (e.g., location on the inside of the building, pet rent, mandatory “valet waste” program) seemed excessive and added almost $150/month to the base cost of rent. -Turnover of management was high and the staff was poorly responsive to the one major issue we had (A pipe leaked onto and significantly stained the hood of our car in the parking spot we paid $160/month for, and we had to battle with management for them to acknowledge the damage and eventually pay for the car to be detailed). -The courtyard (which we paid an extra $30/month to overlook) was put under construction last spring but the project appeared to be terminated -it has been in a state of disrepair (see attached photo) for the last 8 months, with no explanation from management.

What do I need to do and what penalties are associating my breaking my lease?

To break your lease you will first need for all parties that have signed the lease provide us with a written 60 days notice. No notices will be accepted verbally. They will be accepted via email, in writing, or filling out a form in the office. The 60 days will begin as soon as the written notice is received by a member of the leasing staff. There is also a lease buy out that needs to be paid on or by 30 days after moving out. The lease buy out is equal to 1/4 of the remaining balance on the lease or one months rent which ever is greater.

Yes, we do. If you are an employee of Johns Hopkins, University of Maryland Medical Center, Morgan Stanley, or a student of Johns Hopkins, University of Maryland, and University of Baltimore you would qualify for $750 off your first full months rent.

Where do I park if there aren't any garage spaces available or if I have visitors?

There is metered parking on S. Broadway. All other streets in the area are open and are free to park unless otherwise noted. Also, there is a public parking garage located at the corner of Fleet and Eden St., which is just a 5 min walk from the property. The name of the garage is Fleet & Eden Garage Parking. Their website will have their hourly, daily, and monthly rates listed.

How much are utilities?

Gas/Electric is typically anywhere between $50-$150/month. This is paid directly to Baltimore Gas & Electric. Water/sewer is typically $25/person/month and is paid directly to us. You will receive an invoice in the mail each month breaking down usage and charges. Both water/sewer and gas/electric are sub-metered so you only pay for your usage. There is also a mandatory $25 valet trash charge each month.

How do I get rid of trash/recyclables?

The Valet Living service comes door to door 5 nights a week, Sunday through Thursday starting at 8 PM. Please make sure all trash is placed in a tightly shut bag inside of a trash can. Recyclables will be taken as well as long as they are placed in a clear or blue plastic bag. Please place these bags on top of the trash can. Cardboard boxes will be taken as well. Please break all boxes down and place next to the trash can. Each floor also has a trash chute, but please make sure all trash is sealed tightly in a bag before throwing it down the chute. You may also take your trash down to the trash room which is located on the ground floor of each building. Please throw all items into the bins.

We offer assigned garage parking. There are two garages total, one is located in our 622 S. Broadway building and another in our 627 S. Broadway building. Single spaces are $160/month and tandem spaces (big enough for two vehicles) are $275/month.
