I'm honestly surprised this place has such good reviews. In general, it's an ok place to live. Prior to the bad move-out experience I had, I probably would have given this place 3 stars. The apartments are old, but have been updated in some important areas (e.g., the kitchen), and bugs are pretty common (mostly spiders, but I also dealt with quite a few stink bugs and wasps). The only part of these apartments worth a 5 star review is the maintenance team-they're kind and quick to fix all the (many) issues that are sure to arise. The surrounding neighborhood is ok too. I moved to the Knolls after living off of Broadway in Midtown Nashville and it was just as hectic being right near the intersection of Old Hickory Boulevard and Nolensville Pike, but with none of the fun and walkability of Midtown. Now, my opinion of this place went from tepid to bad when I moved out at the end of May. $125 of my security deposit was withheld due to one piece of the bedroom blind being broken and apparently glued back together. During my move-out walk-through with one of the assistant property managers, I explained that I did not do that. I had assumed the apartment company had done that in order to fix the blind since it was like that when I moved in. Their argument was that they would NEVER do something like that as a fix-but how am I supposed to know that? The entire apartment was pretty run-down, from the patio door lock that didn't work to the crooked and dirty bathroom fan. I am diligent about making note of issues on the move-in sheet in order to ensure that I'll get my full security deposit back. In fact, this is the first time I haven't gotten my entire security deposit back. Unfortunately, I had assumed that I wouldn't need to note every little wear-and-tear issue in an old apartment building, especially since it's against TN law to withhold security deposits due to normal wear-and-tear, but I was wrong. Yet, they're still claiming there's absolutely nothing they can do. On top of that, they're now charging ridiculous rents. As of today (6/9/22), my tiny 462 sq. ft. apartment is listed for $1439! To put that in perspective, I paid $970 from July 2020-July 2021 and $1005 from July 2021-May 2022. If you're paying more than $1100 for a one-bedroom at the Knolls, you're being grossly overcharged.

As someone who relied heavily on reviews to choose my apartment, I wanted to leave a thorough review after two years of living here. Pros: Maintenance is always timely and thorough. Most times, they came when I was not at home due to work and I never had to worry about them completing the job. The office staff keeps you well informed about maintenance requests by calling and leaving messages, which is greatly appreciated! The community amenities are well-kept and the office staff has always been friendly and helpful. The staff is communicative about notices or changes in the community. The many events planned by the Apartment Life CARES team are a nice perk. I also felt very safe while living in this complex. The complex is very nicely located to many eating and shopping options and a good distance from all major highways. Cons: Bugs. I was consistent with getting pest control treatments and still had a huge amount of spiders/beetles/etc in my unit. I think it's an older apartment/first floor unit/summer in TN issue more than anything, and there wasn't much Knolls could have done to prevent it. As I said, they were consistent with pest control. But it should be noted that residents may need to invest in some personal bug treatment options. The only other con is that the walls/ceiling/doors are pretty thin. It is easy to hear neighbors above you and if anyone is walking/talking outside your front door. It also makes AC and heat run pretty frequently since the insulation is not as strong. Overall: The Knolls is a nice apartment that boasts safety, fantastic maintenance, and great community events for the residents. I would recommend living here!

This might be a long review, but I'm gonna try to include all the important details :) I have lived at the Knolls for three months now. Overall, my experience has been pleasant. The grounds are very pretty and very well kept. I never see trash anywhere and the grass never gets too long. I go to the gym here often and it is always clean. It can get really hot in there at times due to air circulation problems, but all of the equipment is new and well kept. It is a bit small though, and gets crowded easily. I have hardly ever felt unsafe living here. I work evening shift and get back late at night, but the gates stay closed after 7 PM and open at around 6 AM. Because I do get back so late, there are rarely any parking spots close to my building and I usually have to park a few buildings over and walk to my apartment. Just something to keep in mind if you might be out later at night. These buildings, or at least my apartment building, are old. You can tell the walls have been painted over multiple times, and they paint over the tile in the shower, which has started to peel off and bubble up after just 3 months here. However, I have not had any problems with bugs and I can never hear my neighbors, so I figure everything is insulated well. All of my kitchen appliances are new stainless steel, and I have not had any problems with them. The washer and dryer are a bit small, but they have larger washers and dryers on the property if you needed to wash something more bulky. One complaint I do have is that no one told me about the constant sound of airplanes flying over. This apartment complex is just south of the Nashville airport, so there is a LOT of plane traffic at all hours of the day. I have learned to tune it out, since I usually have the TV on or music playing while I am home. In summary: Pros: Clean, well kept, nice staff, beautiful pools for the summertime, new appliances and floors, feeling safe, no AC or water problems Cons: Constant airplane traffic, not enough parking, small gym, old buildings, small washer and dryer

I don’t think my wife and I could have had a better experience at The Knolls Apartments. We lived there for 2 and a half years, and we absolutely loved it. We have friends who lived in other apartment complexes in the area and they had really bad experiences. At The Knolls, I can easily say we never had any bad experiences. We felt safe, comfortable, and had a great time. The pool is always clean, the gym is an awesome space. We loved walking around the complex too. Donnie, Lindsey and Trish were awesome, always going out of their way to make sure we had everything we needed. And I really can’t say enough good things about the maintenance team: Elmer, Jose, and Marlon were absolutely incredible. One time our A/C stopped working at 6:30pm, after they were technically off the clock, but Jose stayed and worked until almost 9pm to make sure our A/C was working on a hot summer evening. We strongly recommend The Knolls Apartments!
