After been a 6 years Tenant I accidentally forgot to pay on time and asked for a waiver, they said oh no you got a waiver on FEb 2018 that means 4.5 years ago. This is the respect this company shows to long term tenants.

Its supposed to be a smoke free complex, but thats not in any way enforced. Security personal is useless. Also you are supposed to have assigned parking spaces but thats not enforced either. People are always parking in fire lanes blocking people.

I will be as fair and honest about this as I can. No emotion, just facts and experiences. I lived here for two years. Apartment location and neighbors: I lived on the Capital Center Dr part of the complex. I've never really had any consistent issues with noise. You always get the occasional people who like to be noisy and drift their cars, but those are everywhere and usually didn't hang around my area much. I've heard that the Data Dr part of the complex is a lot noisier, and I personally know people who used to live in other complexes on Data Dr who had horrible experiences. I would recommend getting an apartment on the Capital Center Dr part if possible. My neighbors are all delightful people. I know this complex has a lot of friendly people living there, families and seniors. Some complexes on Data Dr have very sketchy people living there. This complex seems to be doing a much better job than others in background checks and who they allow to live here. Apartment itself: I had a 1 x 1 upgraded unit. They look nice, definitely not ugly. Plenty of storage, no issues whatsoever with appliances, nice patio area with a storage room. They recently upgraded to low-flow toilets, which I didn't find any issues with. Water pressure is good. These apartments are old, however. My AC was still original, and it was beat up and not efficient. I will speak in more detail about that later, but the office did replace it with a much more efficient unit. Keep in mind that these apartments are not luxury apartments, nor do they advertise to be that, so manage your expectations well. Office & maintenance: I never really had any issues with the office folks. All the ladies are fantastic. The only gentleman working there is a maybe for me, he lost a couple of documents of mine one time, and I generally preferred working with everyone else, but he's helpful, sometimes. Sabrina, the manager, is also really nice and hard-working. The office were flexible with me about a few minor things that we worked out together, they can be understanding if you actually communicate. Also, I was meticulous in taking care of my apartment, and the office didn't "steal my deposit" or whatever; they actually returned most of it. As for maintenance, they're usually quick to respond to stuff. The only major issue I ever had was my AC unit. They tried to fix it for a while, replacing parts and repumping with Freon , but eventually I got tired of trying to fix an old an inefficient AC and asked for a new unit, to which the office quickly accepted and provided me with a portable unit while the main one arrived. They still had to do work on the new AC though, since it wasn't installed correctly by the young crew member, but eventually the senior member made it right. Other than that, I never really had anything that needed major repair, so I wouldn't be able to review how they would react in such situations. Area: This is what really brings it down, and the reason why I moved out. It's nothing to do with the complex itself or the office, but Rancho Cordova has gotten really bad lately. Dumpster divers and car break ins are more common now, even though I know for a fact the office are trying to prevent this. Cops are on Data Dr every single day. You wouldn't feel safe walking alone at night, and that goes for the area, not Bishops Court in specific. Rent: When I moved in back in 2020, rents in Rancho Cordova were a lot more reasonable than they are now. Unless you're able to snipe a low rate, it's sad to say that you're much better off going to Folsom for almost the same rate. Rates really fluctuate; sometimes you get days where there's no difference in rates between here and a luxury apartment complex in Folsom, and other times they're significantly cheaper. If you're able to snipe those lower rates, it's a lot more worth it. Note that, again, this is not a Bishops Court issue, it's an area issue. If anything, they have better rates than the complex at the end of Data Drive, which is a nightmare to live in and consistently charges just as much as Folsom.

I wish zero stars was an option. Horrible place to live. I was there for 3.5 years and couldn't take it anymore. I paid $1530 in rent and apparently they were re-renting it at $2200! What a joke!!
