UPDATE: I have changed my rating from 2-star to 1-star due to the disability discrimination we have faced. If you have an ESA or Service animal, please be aware that they will violate HIPAA in order for approval. They will not be satisfied until the speak with your medical providers. For us, this has been an ongoing situation for months with ample documentation provided. Pros: -The apartment manager, Howard, is very kind. There’s also a Hispanic woman whose name escapes me that is very kind. She usually sits at the front. -Older complex, but very cute and right on Lake Eola. -Maintenance is quick to respond. -Pest control every Thursday if desired. -Laundry facility (for the tower) usually has good availability whenever I’ve gone. -Very willing to work with you on most things. -Great view and proximity to shops and restaurants -Farmers market downstairs every Sunday Cons: -Discrimination against those with mental disabilities. They will make you jump through hoops to get approvals and I am currently filing a complaint through HUD. This is my main reason for rating two stars. -The Caribbean woman at the leasing office can be very combative and is not generally helpful. -Lots of homeless around at night, but hey, it’s downtown. However, they should probably hire security or provide residents with a number to call for safety reasons. -Anyone parks in the garage, even though it’s designated for residents past the gate. -Older buildings come with their share of issues. I think the price could be lower on the apartments, given the cons.

You really can't beat the location of this complex in downtown Orlando. There's a farmer's market outside every Sunday. Every Thursday and Friday evening, there is a street festival directly outside the apartment too. Lots of food trucks, vendors and plenty of things to do. There's the huge library right down the street with a lot of free activities and classes. Of course lake eola Park you can access from the swimming pool. The gym here is really nice too. It has one of those cool workout mirrors and a decent amount of other equipment. The maintenance staff has been helpful and responsive. One of the maintenance men even came by to help us move our couch when we moved in and he was really nice about it. We've just moved about 2 weeks ago but the move-in process was really helpful and all of the staff downstairs responded to our needs very promptly. Rent in downtown Orlando is pretty expensive, so you might as well get a good experience. Utilities are included in the rent for the building that is directly on the lake (3 digit unit numbers). No laundry in unit but it's on the second floor and it is reliable. One downside: in our specific unit, not necessarily a lot of storage (specifically no kitchen pantry or bathroom storage). We got storage cabinets and that's worked out well, so I'd recommend being creative with your storage. For a city apartment, it's pretty expected.

Every community handles resident communication independently, but a good place to start is the MAA site and the Resident Login portal. Not only can residents pay rent online, they can submit and track service requests, check out online deals, and stay connected to news and events in their community.

In general, you should hear from a leasing agent within 48 hours, but please note, processing times can be different from community to community.
