They were awesome and very informative about the process. Ed was able to sell my home quickly and got top dollar! I highly recommend Ed to sell your home and got top dollar for my home. Closing was done in the office at Sunbelt with Sherrie she did a great job with closing.

If you’re looking to sell your mobile home, look no further. This is a highly motivated team who will work to sell your home at its best. I first met Emily Murray Smith when my sister chose her to represent her home sale. My house was under a major reconstruction and I was overwhelmed, and I wanted to move…badly. For 1.5 years she stayed in touch and offered me invaluable advice where to best spend my money to get the best return on the sale… that she didn’t even know she would have. Is it a legal for Sunbelt MH Sales to have buyer make out the deposit of $1000 to them on a signed contract? My check was cashed before approval of MH Park..where is my check? check to be .$100 check my $10$1000 check since it was cashed on 6/11

I’m sorry you did not get approved by the community that you tried to purchase a house in. We have no control of the park approval process, as we don’t own the communities, we just broker homes in them. There are time elements, on every contract. You did not pass the credit and background criteria they use and we were informed by you and the park manager. Another person bought the home after we waited for your appeal. Your beef is with The community, not us. We would have sold you the home if you qualified.  In regards to your deposit, we must deposit the money in our escrow as per company policy. In saying that, your check was mailed to you immediately with no hold. If it hasn’t gotten to you, please provide a current address or stop bye and pick it up. We can cancel the other check with a click of a button. We feel this bad review is because of your experience of not getting approved. SunBelt and the agent did a great job for you. .... you not receiving documentation about you’

Do residents own the land with their mobile home

Great question ! The technical answer would be no. They do not own the land. Let me explain: Resident owned communites own Shares. A corporation is formed and when a resident buys a share. Similar to a share of stock in your favorite company, like Disney or something. After you buy a share you are issued a proprietary lease to let your home stay on that spot. When you sell it all just gets transferred. It is a form of ownership, and only a liscenced real estate agent can sell them because it is a form of land ownership but you don’t own the dirt just under your home but a share of everyone’s. This type of ownership also comes with an HOA fee for other services and amenities. The other form of ownership is chattel ownership where you just buy the home and you pay a lot rent fee. Normally certain services and amenities come with it and you have to sign a lease for the land from the community.
