It's a decent place to live, and the location is pretty good, but they do not keep up with their promises. Before move in they said that the apartments had been deep cleaned and that they were painting some of them too, so I expected it to be pretty decent. However, upon arrival only two of the bedrooms had been cleaned, the kitchen and living room were very dirty and all of the furniture was still piled in the middle of the room from the painting. Paint splatter is on everything, from the floors to the couch and coffee table and even the dining table and chairs. All of the furniture in the living area has rips in it too. The paint job was really lackluster too, and it looks like they just went over a few spots pretty quickly, and with a different shade of paint too. Just make sure you take note of everything when you move in and take lots of pictures.

Moved into an unclean and damaged room. And then stole my deposit and tried to charge me for 200 dollars extra. I luckily was smart enough to take a video of the room before move in. I am currently fighting them for my seposit now. I also proved to them that they are almost double charging us for electricity monthly. Cannot seem to get anywhere with that either since evergy, the actual electricity provider for the connection, won't send me the invoice directly do to the fact that I am not the owner of the complex. All of these cheap apartments on Lawrence do this. It's going to cost you about 6 to 7 hundred dollars a month to live here and you will never see your deposit again. You're better off just getting a nicer and bigger apartment that's not going to screw you over.

Do Not Rent The apartments are falling apart. There is plaster cracking and the tiles are lose in the bathrooms. The kitchens are falling apart with leaks from sinks and shoddy construction on the new "hardwood" floors. Ants will get in your room through cracks in-between the windows and the wall. They will throw unnecessary cleaning charges at you when you move out even if you clean the room to an immaculate state far cleaner then when you moved in.

Overall an absolutely terrible experience even for the low price. When I moved in the shower had dirt in the corners and the shower head was covered in grime, the sink did not drain, the carpet was not cleaned prior to moving in and was disgusting, matted and stained. Despite notating all of this in the move in inspection, I was deskless for weeks, and no one ever responded or acted on the other issues. Then upon move out they want to charge you for everything you already notated being there in your move in inspection (including replacing the carpet that they did not care to even clean before moving in). I knew within the first week of moving in that I would not be resigning. The shower never had hot water despite multiple work orders year round. The AC also did not work correctly until the second to last month of lease despite asking about it repeatedly. Just a terrible apartment that does not care about its residents and only wants to take advantage of college kids who may not know any better. Worst apartments in Lawrence.

I have a black mold all throughout my bathroom. It grew on my shower curtain and on the walls of my bathroom, so yes I would say it is common here.
