I’ve never had such a terrible experience. I lived here for 6 months and never got a mail key. When I asked for a key for my mailbox they literally said “you can call the post office to cancel, hold or redirect your mail, but that’s not our problem.” I had a billion fruit flies, mushrooms grew through the bathroom wall from mold that caused me to get a bacterial infection in my lungs, it rained in the kitchen and my AC broke so not only was it hot but then it was super humid. I put it 3 work orders for the AC, all of which were “completed” and “resolved” but it was never actually fixed. Maintenance tried to say they came in the middle of the night to fix a leak but I was home and have an alarm system that was never triggered. I had to go in person and email multiple times about the mold and mushrooms growing in the bathroom. I showed the receptionist photos and she literally laughed and said “well it’s not like it’s affecting you” WHEN I COULD BARELY BREATHE. When they finally came to fix the mold problem, they left a massive hole in my bathroom ceiling, exposing pipes and the plumbing which they left for three months until I moved out. I called code enforcement regarding the trash that gets thrown from second floor patios (which caused broken glass that cut my dog’s paw). I was able to break my lease with the help of Consumer Protection and didn’t have to pay any fees. PLEASE BE AWARE THIS PLACE IS HORRIBLE!!! it’s affordable because the company takes advantage of the residents. There were fights, toddlers unattended, loose dogs, and people blasting music at all hours of the night all in the parking lot. DO NOT LIVE HERE!!!!!!!!

I applied for this property on 3/14 and was denied a few days later no biggie. Now once you pay the additional admin fee of 175 on top of the application fee you are advised instantly it will take up to 30 days for a refund. Which means per the office manager Kelly I should have had my refund no later than 4/14. I have been calling since 4/6 and was advised it will be mailed to the address on the application. I finally went into the office on 4/25 for see whats going on and was advised their corporate office is backed up and that no one has received the refunds as stated on their application. She then emailed Meghan Kasper stating she is with the corporate office that process refunds. in which Megan replied the refund was sent to the river tree landing office on 4/7 (keep in mind that is the date kelly said she last received any refunds) here we are now 4/28 Kelly isnt responding to any emails and of course the office isnt answering. At this point i just want my money

I wish I could give them a zero. But I had roaches, ants and termites. The stairs to the apartment was broken and the termites ate a lot of the wood. The window in the room had rain water falling into the house. AC was loud . No one wanted to fix it. I moved only lived there for 30 days if that. I got my full deposit back and I did not pay for the month I lived there. And you got so many people who don't live there that is always there.

Gorgeous views of the Hillsborough River with an abundance of wildlife! Country feels with all the conveniences of city life nearby. Management is doing their part to make this a great community.

Ants and roaches. Windows leak when it rains and the only they say it there's nothing we can do. they say all the good stuff to get you to sign on the dotted line but can care less after that because you are stuck in 7-22 month leases. Office manager is rude as hell.

No, and the reviews are true. I moved into a unit and for 4 months I had what smelled like raw sewage backing up into my dish washer and my tub wouldn't drain. I went to the office at least 15 times only to be told the same thing every time"we will send someone over" I guess maintenance got lost on the way to my apartment every time, because no one ever showed. I got sick of it and moved out
