Great experience so far. Grounds are kept pretty clean, no bugs, no issues with management or needing repairs. Two pools and nature trail close by. Plenty of parking.

Lived here for 6 years and have been gone for 6 months. There are a lot of other apartment complexes in Topeka that have probably lower rental rates ,but I don't believe any body in town offers a Senior discount if you are 55 or older you receive $15 per month discount plus no deposit when you move in. They allow small pets with a $200 pet deposit + $20 per month. The property management requests you pick up after your pet ,signs are posted with the penalty if you are caght not picking up after your pet. They provide "poop bags" at certain containers throughout the property. The biggest drawback are adult kids that feel they have to drink alcohol in the swimming pools despite the pool policies,and the wooden shake shingles on the buildings that seem to drop black stuff all over the patios (if you have a patio apt.) They have parties throughout the year and you are well notified. I have never lived in a better place. As for bugs(which I have read a few reviews that complained) We had a couple spiders which were easily taken care of,when they had to almost rebuild anapartment next to ours we had a few other unwanted roaches and mice,we called management and they has pest control take care of it. We had mice that kept coming into our apartment during our last year there and they found out where they were coming in at and blocked them out. We had a very good experience there and will be returning.

Good value for the money. The maintenance is very responsive, but given to trial and error. Our apartment is a little outdated; that's not uncommon with budget places. Overall, we are pretty happy here. Our neighbors are quiet.

Lived here for a single year-long lease. Friendly neighbors, staff seemed prompt with concerns. My only REAL complaint would be the bugs. We were not told that our apartment was infested with roaches from an adjacent unit until the moment we were handed our keys, AFTER the paperwork had all been signed and our fees paid. The apartment took care of the treatments, but it still took at least half of our lease to clear the roaches out, and even close to a year after moving out I still find that my electronics have sheltered some of the bugs from this apartment. Outside of the roaches our time here was alright. If you do decide to consider leasing a unit here, definitely be up front and ask about infestations since they won't tell you until after you're locked in.
