I lived at the Cottages for 13 years. Rent keeps going up and harder and harder to get anything done. Went without dish washer for 2 years. And garbage disposal 29 months. Side walks bot cleared in winter.

This place is horrible. My mother is 88 and has not had maintenance on the property in many years. The manager is rarely there and confrontational when anyone dares to ask her questions. Most of the residents are elderly and they need a much more patient person assisting them. She brings up unprofessional topics when confronted with questions she can’t (or won’t) answer. She told my mother to move in with her daughter. She got very personal. Plus she then walked out before my mom got her questions answered. In 13 years of living there they have not done any upgrades or enhancements to the property at all. The DO keep increasing rent however. Avoid this place if at all possible.

They appear nice but you will get zero help from the office if anything major ever goes wrong. It took over a month to get a new air conditioning unit put in because their home office is in Utah and nobody there wanted to spend the money to fix an elderly lady's air conditioner. It took an unbelievable amount of pushing and calling and threatening to finally get it done. You will get the constant runaround and bold face lies from staff along with the most unbelievable dragging of the feet I have ever experienced. If you don't have a family or advocate to constantly hound them to do the right thing you will be taken advantage of. Upon moving out getting your deposit refund back is also a challenge. Be aware of the Kansas Statute that you can use to hold them accountable if they do not refund your deposit within 30 days. They need to have an 8-5 manager on site. At one time they had a wonderful gal on site named Heather and when they sold out she was fired. I would not recommend this place. The complex is clean and the apartments are pretty decent so it's very unfortunate that they are run by scum bags out of Utah named Peak Living that care nothing at all about their tenants. Just be very aware of these things before renting there. It really is all about the money. I can't say strongly enough that I would NOT recommend this place unless you have an advocate that will help you if there are any issues.

It is a quiet place and neighbors are nice but office staff do not return calls and tales several days to get things resolved.
