I worked with Linnette Edwards to buy a home in the Bay Area, and I am very pleased with the place I ended up getting! Believe the other reviews: she is knowledgeable, proactive, a master negotiator (I got my place under asking price), and has a lot of helpful connections and references. Rather than repeat what everyone else is saying in their positive reviews (all of which I agree with btw!), I wanted to focus on one thing in particular, and that is Linnette's amazing ability to adapt to complications and work behind the scenes to ensure everything runs smoothly. After agreeing on a purchase price with the seller, I hit a snag with my lender, and we had to further work out the details of my loan. This resulted in me having to repeatedly push the closing of my loan to later and later dates. I was concerned that the seller would get nervous this was taking too long, but Linnette took on this obstacle like a champ. She was in constant communication with my lender, the selling agent, and me, ensuring that nobody got cold feet and the deal would eventually go through, and as quickly as possible, given the circumstances. I actually never heard any complaints from the seller or their agent, and I firmly believe that if it weren't for Linnette, the deal would have collapsed and I wouldn't have the great home I have today. As much as we all want the home buying process to be smooth and stress free, it's important to be prepared for the unexpected, and Linnette is more than capable of handling any of the unexpected obstacles you may encounter on your journey to finding the perfect home for you!

My family and I have had the incredible pleasure of working with Linnette Edwards and the fabulous team she works with over the past several years, and we couldn't recommend them more! Linnette was so incredibly supportive and understanding along the way, which is priceless when one is thinking about buying and selling a home...what an emotional roller coaster. Amongst the long list of important qualities that one should look for when choosing a real estate agent, the qualities that stood out for us when working with Linnette were her impeccable expertise and acute ability to read the market, her stellar reputation amongst realtors in the community, her ability to calculate risk and always honor our comfort zone, her intuitive hit on how to represent our home, and her incredibly thoughtful approach about how to make a strong offer. We couldn't recommend Linnette and the incredible Abio Family more!

We worked with Linnette to buy in 2008 and to sell in 2020. Over the years, she has always been there for us to answer real estate questions, offer referrals, and give general advice. She is incredibly patient with her clients, but turns into a shark (a nice shark, but a shark!) when it comes to strategy and negotiations. She got us our house in Berkeley for under asking and then, 12 years later, sold it for over asking. Her team is reliable, professional, and competent. In short: Linnette gets the job done and she gets it done well.

Choosing Linnette to represent us in both purchasing and listing was a business decision. I knew well the positive reputation Linnette had in the field, with both clients and other agents. She's a strategist, with her finger on the pulse of the market. Her business acumen for marketing, timing of sales and negation are unparalleled. She's the agent other agents go to for insight and the one other's trust to get their deals closed. She helped us steer away from transactions that weren't right and, as buyers, helped us win in several multiple offer situations. I had seen her do that for other clients. I expected that. When it came time to list, she blew me away. What she and her team did with our home was transformative. She knew her comps, what the other area agents had coming on the market and exactly what to do and how much to / not to spend to create a home many would pleased to purchase. As a listing agent, she delivered demand, but also quality. The house looked so amazing, that I wanted to buy it back. Needless to say we received multiple offers beyond our listing price, with qualified buyers and smooth close. Ask any other broker in the area and they will tell you, Linnette is top of the class I had high expectations and she exceeded them every time. Every transaction was smooth. There were no surprises or land mines. She listens. She's smart. She has integrity. And, she gets it done. She's the professional other agents would recommend to you.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
