If I could leave 0 stars I absolutely would. My family and I moved from Kansas City, MO to Valrico, FL 3 weeks ago and we’ve been nothing but disgusted since. The home was not cleaned nor were air filters replaced. The A/C did not work and we had to wait 3 days for someone to arrive and fix it. After throughly cleaning on our own dime we are now having to have the home sprayed for insects. To make matters worse a mild storm earlier this week cause the backyard to flood and water to seep into our bedroom and living room. We’ve made several maintenance requests which all seem to be put on the back burner. Please take heed to the multiple negative reviews posted and understand these are not just disgruntled people posting. We are real people with families that are forced to deal with a slum lord known as Invitation Homes

I was supposed to move into my home on March 21, 2022. I paid my deposit, signed all the initial paperwork required, and have been ready to roll. However, upon attending my orientation, the house has significant issues. What I thought would be a good relationship with my superintendent has proved to be head-scratching. My leasing agent, Mary, has been amazing and supportive, which makes having to write this post disappointing. Still, I'm not sure what else to do, especially when Invitation Homes is demanding I sign my updated lease and pay the deposit and rent for a home that is NOT ready. I am already paying renters insurance and for the electricity, but I cannot move in because the house is not prepared. My issue is David, the superintendent, and Patty, with the HOA. My leasing agent, Mary, had my paperwork sent on March 4th to the HOA, and they received it on March 7th, yet my application has yet to be approved. After numerous calls the past 2 weeks, Patty claimed the wrong lease dates had been listed, and some gentleman's paperwork, whom I don't know as I am a single woman, no pets, no kids, not even plants, was mixed in with mine, and somehow the HOA didn't know one can use their passport AND driver's license as primary IDs. Instead of them calling my leasing agent and me back, after many calls, voice messages, and emails, she said nothing. It was not until I called from a phone number not listed on my application that Patty immediately picked up the phone and alerted me to the issues. Once I informed her that I was about to come to sit at their office, at the recommendation of my leasing agent, then Patty started to respond to Mary and take action to get my paid HOA application approved. I wish that I could say Mary's same efforts ignited a reaction in David. Unfortunately, David lied to my leasing agent about completing all the in-home repairs (as seen in the photos). David and I discussed most of the issues during my orientation. I sent him a follow-up email that evening. I copied my leasing agent, Mary, and several other associates, including what I thought was their main office, sending pictures and videos. I have had to modify my lease THREE (3) times because I don't want any issues when I move in. UPDATE 06/01/2022: Most of the internal issues have been resolved. However, I still have problems with the irrigation system, though I have provided the schedule numerous times. The HOA has been sending ridiculous notifications, sitting outside my home, etc. I will be taking pictures in the future regarding the trash receptacle (BEFORE I even moved into the home), pressure washing the house, and the tree in the front yard. We have been going back and forth about the tree (which I don't know why because the HOA has their stipulations), the pressure washing, and the irrigation system (which has been an issue since before I moved in according to the HOA and my neighbors). The pests have been ridiculous! I have had Terminix AND Pasco Termite & Pest Control, Inc. come out in the first six weeks since I moved into the place, not to mention the products I have purchased on top of this. Unfortunately, this property was not available to view when I submitted my application. Then, my leasing agent and the maintenance manager told me that all the issues that still needed to be addressed would be resolved after I moved in, which was a very uncomfortable situation. Still, I felt I had no choice and had to move in so that I didn't lose the place altogether. I was in a problematic situation at that point and wasn't sure what to do but try to work things out with Invitation Homes. The contractors they send out do an excellent job for the most part. It's just all you must go through for the more significant issues - such as the IRRIGATION SYSTEM, the TREE, the PESTS, the HOA debacle (and now violations) for things that Invitation Homes should have resolved before me moving in. I want to live in my home in peace!

Do your research don’t rent from this place. I moved into what I thought was a nice place. During the 1 1/2 while I awake there the stove broke, the garage door broke atleast 4 times, there was roaches upon move-in which I reported. The dishwasher broke, and the granite counter top detached from the kitchen sink and fell in. Walls upon move in weren’t actually painted the still was scuffed and dirty wasn’t painted before move in. I had a leak on going in last few months in garage ceiling and no one came to fix for over one month. Well in Florida there is a thing called mold. here are a few photos of the home how it looked as I left. I received a call I’m in collections no only did I not receive my deposit back but they sited me for repainting walls, washing floors, cleaning of whole Home. They are coming after for $3,100 that’s after it hey kept my $1500 deposit. **This says Mike but my name is Jennifer Lochmueller and I rented this home. What a nightmare I will be seeking legal counsel.

Just wanted to give 3 people that work there a shout out. First off Nicole p. Not only did she help me step by step. But she also took time from her weekend to get me the keys to my new home and get me in as soon as possible. She was great at communication and was extremely friendly and a great leasing agent. David the guy that does the orientation with me was also great at communication and was very prompt and on time. Any questions i had about the house he answered. And Gina the schedule agent for the orientation helped out probably in more ways then one getting me all set up for the weekend. They have a wonderful team there in the Tampa area. And invitation should be lucky to have all 3 of those employees!

This company has not changed and still ignore requests and never respond
Nobody will ever answer. They have multiple people in the office at all times and they let the VM pick up. You have to leave a detailed message or email to get anyone
We moved out before our lease was up. Choosethe early termination clause. We knew we would be moving out before the lease was up. Only lived there 10 wks. Paid the early termination after we moved. Still tried to keep deposit & charge me for the yard trees not trimmed & misc stuff.l even though they left it like that when we moved in. Had to file a claim with BBB to get them to refund what was owed. Stay away unless you like being treated like that.
Agree I usually get a live person. I call first thing in the morning
We've placed several maintenance orders online and by phone, with no issues and never been charged. No experience with move out fees, sorry.

I'd contact Jim Staples at the Tampa office and then stay far away from invitation homes as you can

You won't get anything back trust me, don't waste your time
Beware when you rent from invitation homes rent might Be $1800.00 dollars but when you have to keep up lawn and scrubs water bill rises costs go up. $ 1800 goes to $2500 a month. You will never get your security deposit back and try to ruin your credit. I rented in Rosewood subdivision New Port Richey and recieved violations all the time and Invitations home didn't help us out saying it was our problem and take care of it.
