I lived there 2 years and the trailers are run down and no maintenance man my front and back doors the water was coming down like a river the floors was coming apart from the walls and the air conditioners had mold in them. The grass was almost half way to my knees.

Horrible experience. We talked to dennis about a trailer that we were told would be ready by the time our lease was up with where we were. It wasn't. It took 3 extra months for it to be ready with more and more excuses each time. We agreed to move into another unit and were told to give them a list of everything that was wrong with it because the recent tenant had just moved out. We did, and our biggest and most dangerous was our ac unit leaked directly into an electrical outlet...they refused to fix anything saying it would be fixed when we moved into "our" trailer....i have 3 kids. We finally get into the one we wanted, supposedly fixed "like new" after 3 months, and it wasn't. AC was constantly on, making our electric bill $600, found out by demanding a professional instead of their handyman that their handy man wired it wrong. No apology, no reimbursement for the electric bill, nothing. This was all in the beginning/middle of covid, when they were supposed to be working with tenants and we had an agreement i had in email and text saying we could pay so much toward rent a week until work picked back up, and we did...but they constantly threatened to evict us even with the proof of the agreement and with the government holding off evictions. My oldest sons room floor was literally falling thru and the chick, Laura, who took over for dennis literally told me he had to fall thru it and get hurt before they fix it??? My youngest, who was just learning to walk, literally fell out of my front door because it didn't properly close...her response, lock it....took her 2 months to replace it. The AC, again, went out...they left us sitting there all day in the heat saying they would be there soon to put window units in...my youngest had breathing problems then, which she knew of, and she still purposefully took her time telling me not to leave they would be there soon. Showed up at 9pm with 1 unit for a 3 bedroom?? They are slumlords.

I've lived there since October 2017 and have never had an issue. I pay my rent on time and keep to myself and everyone else does this same. I haven't really had any maintenance issues except one of my window units quit working but that was taken care of no problem. Rhonda the landlady has been nice every time I've talked to her. Chris the maintenance guy is nice. I think as long as you are a good neighbor and pay your rent on time, you'll be fine but that goes for anywhere you live.

Daughter rented unit 23. Numerous health and safety code violations including electrocution hazards, cockroach infestations, leaking roof, water in light fixtures, unstable floors, doors that won't lock, unsealed windows, only one working space heater, unsafe front entry, wasps enter child's bedroom, mold, termites, and other health and safety issues. Previous violations reported years ago unresolved. Landlord doesn't care, will not repair and will force you out/not renew lease if you complain about anything. It is a very unpleasant place to live. No privacy. Landlord won't notify in writing if she is displeased. Example-unit has unsealed windows and AC ineffective at cooling. Reflective window coverings placed on windows to reduce outside elements from entering unit and reduce electricity costs. Landlord disliked this but did not notify tenant in writing and even allowed next door neighbor to use same window coverings but did not renew my daughters lease because of these coverings. Landlord won't hire a pro exterminator but instead treats massive roach infestation with Raid, even after numerous complaints. She will just blame you for bugs. Unit was filthy upon move in. Landlord picks and chooses which tenants she will tolerate and which she will not. Overall, disgusting mobile home. Unsafe. Open code violations. Also rent was paid EARLY or on time for every single month of the lease term. She is HEARTLESS to put a family though the stress of finding a new place to live. This is a family with a new baby and landlord chooses to ignore code violations. Horrible management.
