Lovely gated community. Age 55+ and almost all are double-wide homes. They have community events almost everyday, which are fun, not the typical lame ones. Extremely impressed. Far above the other mobile home in Vegas... in my opinion.

If there were negative stars I would have given to this property. EVERY YEAR, in the hottest month of July this park has power outages that lasts for days! They demand you pay your rent on time yet are negligible keeping the property undated. Why they have to work EVERY YEAR to fix the electrical at this property is not known. Probably because there is no good or logical reason! Many have lost their food! Some years are worse than others as they have turned off the power over three times this year along!! I highly recommend not purchasing a mobile home here or bringing one in. Unless of course you enjoy the heat!!!

really liked how the place looked very clean and quite. but the way they advertise it is suppose to be 55+ which is not true we now have people under 55 with kids! If i wanted to live around screaming mimis i would of moved to a family park. the electricity goes out constantly and not for few mins hours or days! amenities? that is a joke corporate has cut them pretty much pool hours are ridiculous open in the hottest part of the day. It use to be nice to have community lunches once a month holiday parties but corporate has taken that away too. yet they raise space rent every year. always investigate, ask lots of questions because once you move in its hard to get back out I'm regretting moving here but I do have great neighbors for the most part. love our manager and assistant they are the best but people need to realize corporate makes all the decisions and they have to follow them. this place would be better off if corporate would stop being slum lords and treat us like humans not some low class nobodies who don't even exist. You have no problem raising lot fees adding new homes yet cant even keep the electricity on for the ones that are already here?

Boulder Cascades Mobile home park is lined with lots of trees beautiyinvitinh pool heated year round and indoor jacuzzi pool table fitness room and special events hall epuipt wit full kitchen the park is friendly. 55 year olds and above .Close to the strip next to Boulder Station casino . One half block from the bus stop grocery stores just around the corner. Sorry no wild animals allowed..just nice folks having an ice cream cone or sharing a birthday..

No Rentals, only New Unit Purchase with escalating Lot Rental.
Lot fees averages 800 up with average two years as they will continue to raise. Water, sewer, garbages paid. Park electric, and plumbing routinely broken. Park has been patched since created 1956. Manager are updated by profits they make or not by tax write off owners, it is all about the 💰sells of present units look cheap to out of State prices, but Unit owners buy "Money Magnet Sales at present" many have regretted Park services, unit upkeep cost and selected enforcement of Rental Lot agreements. Good Luck if you chose Boulder Cascade, it violates Seniors Only 55+ Community Park Rules and limited enforcement of violators. Not included in space rent if you are buying or own you mobile home. In fact you have to pay trash, sewerage,water, taxes for common areas such as club house and so called picnic park area? You pay these fees monthly.
