The poorest and terrible customer service ever. The office's workers are incredibly rude and have bad manners. I have talked with 5 of them. Is not an isolated situation. Also, everyone gives you different information. If I could give them 0 stars I'll do it for sure. Miami Dade government is responsible for allowing this kind of unprofessional behavior. Looks like pay taxes to be mistreated.

If I could give no stars I would. The single worst experience. I have been bounced from email to email, from person to person, from phone to phone. Half don't even respond or even read my emails thoroughly. It took weeks to get a simple answer on a change of use. The process is convoluted, confusing and excessive for a simple change of use. THE ABSOLUTE WORST.

Besides never answering the phone, having no voicemails set up and not replying to emails, they don’t take the time to listen the one time you actually get someone on the phone. They quickly jump to conclusions before hearing you out. My first time dealing with them and it has been the absolute worse and longest experience. It is frustrating how disorganized this place is.

This was my first project through the building department. The people at the front counter are not easy to deal with, but during the months I worked with them to get the permit approved (my contractor kept doing revisions) I did find some people in there that were wonderful to work with. That went over and above & that balanced out some of the truly terrible experiences I had at the permit counter. Online & email is definitely the way to go here. I saw where people are saying they do not answer the phone and I complained about that at the counter and she pointed out that they don't even have phones at their desks, so they don't even know the phone is ringing. The other people behind the scenes answer their phones and even call you directly. It has definitely been a learning experience. The main thing is to find the gems in the department. They are there :)

Both addresses belong to the Miami Beach building deprtment. Both addresses have the folio number that begins with 02. City of Miami building dept -their folio numbers start with 01. You find folio numbers on whatever county the address is in on the property appraiser website.

how do you get the email info for the plan reviewers like Manuel Mendiola and Christian Constantiny etc etc

On the City's website (MIAMIGOV.COM) there is an email directory for every department. I hope that works for you.

If I wanted to cut into the side of my home to add an Air Conditioner does this require me to pull a permit?

Nope. You can call to building department to know the schedule or follow the inspector route in web page. Inspectors route Miami You can see the insp phone and someone answer the calls

Close to building there are parking. No free. The city has 5 o 7 parking spots but is imposible find vacanvy
