Renting for the first time solo and it has been a nightmare of a experience. If I wasn’t moving out of state at the end of my lease I would 300% break my lease here. The management team here could honestly care less about you existing, they just want their money and thats it. First going through the move in process I was questioned if I really worked for the company I did. I was 1099 self employed so I received paper checks for my work, the checks had the company name on them and I guess that wasn't enough. Secondly lets talk about the parking decal. When you move in the leasing office asks you to fill out a form for vehicle information so they know your car belongs on their property. They give you a decal to stick on your windshield, just a heads up get some tape cause it will fall off, and when it does they’re towing you. Oh wait but your car is on file, Ha! they don't care should’ve had your decal up. Good luck dealing with wyatt towing $260 to get your car or parking enforcement $100. This place is a rip off to be treated unfairly and to pay for amenities that don't even work. I moved in November of 21’ and was told the pool was working and hasn't been working for some time, its now July with one month left of summer and the only moisture the pool gets is rain, bummer sucks to suck I guess. If you value self respect you owe it to yourself to choose somewhere else to live. Do not sign that lease.

Nina the leasing manager, Nina, is incredible. I’ve gotten to know her in the last 24 hours and she’s very helpful. All of our *minor* issues were due to them (I’m guessing) being short staffed. Who isn’t understaffed these days though? Nina quickly answered our questions and is getting the cosmetic issues resolved ASAP. Very excited to live here at Block32! Also, we’re on the 3rd floor facing the south (where the train tracks are) and when your apartment is dead silent- we heard just a whisper of the train. Those double insulated windows really work! 6month update: While I don’t have a problem living here, I just wanted to point out some of the ongoing problems. Parking- disaster. I have a tag to park in the lot but it’s ALWAYS full at night for those of us that work late shifts. Have to park on the street a lot and sometimes around the block. As a young female flight attendant, hauling her luggage around the streets of denver at night is not exactly the safest. The gates to the parking lot are frequently broken, they either won’t open or won’t close. The doors to the building are the same. Sometimes they won’t close and we’ve caught homeless people in the stairwells snoozing. Elevators frequently break. The hot tub is closed/broken most likely for the season. Parcels from even parcel pending somehow get snatched up. I truly hope they don’t raise rent because it certainly won’t be worth it.

Here's a long overdue review that I am writing due to the leasing office not living up to the services that they are expected to provide.  They have had 1 maintenance person covering 255 units and the entire community for the past 4 months. Yes, that's understandable that you can't find someone after a month, but after 4, you would think they would increase the hourly wage to find someone. They increased my rent $120/mo, where is this money going? "Only maintenance emergencies are being taken care of until further notice." I've submitted maintenance requests, spoken to the leasing office in-person several times, written them emails. Ignored and brushed to the side. If you enjoy getting into your vehicle by crawling thru the trunk and your car's paint being chipped due to how tight the spaces are, you'll love the parking lot (see picture). If you're getting home past 8pm, there's a pretty good chance all parking spots will be taken. And when that's the case, good luck street parking, especially with the new complexes going up. The hot tub is broken half of the year. There's a little kiddy pool if that's your thing. The gym has minimal equipment and is often crowded. You'll probably want a membership elsewhere as well. Communication is non-existent - every other complex I've lived in will give monthly updates, let you know if something is down, etc but not here. It seems like the leasing office doesn't want to draw attention to themselves Did you know there's cock roaches in Colorado? Neither did I until I moved into Block32. They've had to spray my unit a good number of times. On a weekly basis, I hear someone knocking on a neighbor's door in the hallway, "pest control!" I've heard stories about cock roaches crawling out of electrical outlets and on someone's face in the middle of the night. HVAC air ducts need cleaning. Even when you get your air filter changed and then mop your floor, you will begin to notice dust accumulating a week later Yes, RiNo is an awesome neighborhood in Denver BUT there's not much to do on the side of the train tracks that Block32 is on. You will have to go around the tracks to get to the hotspot of RiNo - that's a couple of miles away. Slow wifi. You'll probably want to pay for an upgrade if you stream a lot. Must be connected to wifi to make phone calls. I've been in a lot of complexes throughout Denver and Block32 just isn't a contender for the price. You can find much better values elsewhere. I’ve been a tenant for a little under six months, and have been incredibly satisfied so far. My apartment is spacious, modern, and comfortable. The door locks and gate entry can be a bit finicky, but that’s a small complaint overall. Many reviews note parking being an issue, but it’s Denver. I don’t know what more people expect. The only times there has been literally no parking is when I’ve returned home at 2am or later. I wouldn’t call Block 32 perfect, but it’s the closest I’ve gotten with a property management company, hands down! The front desk staff are some of the friendliest and kind people I’ve interacted with (Shoutout to Arianna!) They are always responsive and communicative; any problem I have had has been resolved with a quick phone call. The maintenance team is on top of it, too. I am overall incredibly happy with where I live.

Are you going to send a notice to all the tenants regarding the car thefts from the "secured" parking lot at Block 32? The gate into the "secured" parking has been broken for weeks. When is the gate going to be fixed.
