Vanguard Management Group is the equivalent of a used car salesman (Chris Craine) that has their shirt half way buttoned with hair popping out of their shirt; promising you the world. As soon as you sign the dotted line and leave with the product, reality will harshly remind you that you have nothing but a lemon, defective property, and you are stuck in the contract you signed. Just don't do it..... Giving this place a review is time that I'll never get back for the rest of my life. But since Google prompted me to give them a review, I figured I would oblige. If you are reviewing customers experiences with these characters to make a decision on whether or not to retain them as property managers, save yourself a lot a frustration and run as fast as you can in the opposite direction and never look back at this group of amateurs! I could go into precise detail, with rock solid evidence to substantiate my comments about how dishonest they are, how they single out certain homeowners in the communities they "manage". RUN AWAY AS FAST AS POSSIBLE!!!

So much depends upon the individual property manager that is assigned to the HOA, and we have the BEST! Although we have had Vanguard as our management company for many years, Kimberly has been our manager for just over a year, and her support has been incredible. She is proactive with all of our goals, makes thoughtful recommendations, advises us on homeowner issues, and is always readily available to the HOA board. Kimberly goes above and beyond, and we are really fortunate have her as our manager.

Would give a zero if possible. A new employee issued my rented condo serious code violations because he claimed my front door had dirt on it and mold. It had no mold ( the doors are all painted dark green) and just slight pollen and dust specks as a result of the wind and very recent lawn maintainance. When I called and explained to him the reasons, he issued me a higher violation code. My door was cleaner than any of my neighbors. This is what these Vanguard employees waste their time with!

I am the President of my homeowners association. We are a Community with over 400 homes, Recreation facilities, and gated. I have served on the board over four years and worked with Vanguard before I was president. An owner complained to me the other day about Vanguard and also commented that Vanguard had a bad overall rating online. That surprised me because my board and community have had the same manager for the last 4 years. We are very pleased with our manager, the inspection reports, violation reports, manager's reports at meetings, and financial statements which we get by the tenth of the month. The owner who complained to me had received a late notice and fine. The notice and fine were justifiable. I Googled Vanguard read many of their reviews. Yes they do have a two and a half star rating, but if you peruse those reviews, the negative comments and ratings almost always seem to come from disgruntled residents. Vanguard has a tough role to fill. With 400 homes, they're are always sending out late notices and violation notices. When it comes to repairs and maintenance, the timing is decided upon by the board. The maintenance of our community is based upon a budget. Issues that can wait and are of financial consequence, are often put on the back burner until they can be built into our budget. This has nothing to do with the Vanguard, yet I noticed a comment or two about items not being repaired properly or time. This and other recurring annoyances have been covered in news letters time and again, but there are still complaints. In closing, I am giving Vanguard a 5-star review, because they do their job well. They are contracted to follow the boards directives, apply principles of law, educate the board, collect assessments from the owners, and protect our property values with enforcement policies. The consequence is some angry owners and for the rest of us who pay on time and mow regularly, such enforcement ensures our peace of mind. If you can say anything kind, please do. I believe they deserve to hear from the satisfied silent overwhelming majority."

There are no requirments for having ti live in the unit for a specified period. YOu can purchase and rent it immediatley. You, as the purchaser, will need to submit an application and then the renters will also need to submit an application.
