WrightDavis Property Management is a great company to rent from. They handle maintenance issues in a timely manner. They are great with communicating when issues arise. And they treat you like a human, not just a number. I ran into some issues and contacted Jennifer W., my rentals manager, about it. She was extremely understanding and went above and beyond to help me sort everything out. Jennifer was amazing through the whole process. Highly recommend!

Wright Davis has excellent services. We had them manage our rental property for 6 years. They were very prompt and responsive to the tenant and Owner's requests. We were able to sell our property through them as well and it was a smooth process. We recommend Wright Davis to anyone who is looking for rental property management and/or sales.

What if a tenant needs to be evicted?

We make every effort to properly screen tenants. While no background check can completely eliminate risk, our extensive screening process will substantially lower the possibility of future problems. Despite our best intention, eviction of tenants may occur from time to time. In the unlikely event a tenant who was approved, placed and actively managed by WrightDavis Property Management ever needs to be evicted, we agree to absorb the legal costs associated with the eviction. In addition, if an eviction becomes necessary, we will work with a local real estate attorney who specializes in landlord/tenant law to ensure the eviction is handled correctly. Once the eviction is finalized, we will then place your next tenant for free.

We understand a problematic tenant can be very costly in terms of time, money, and frustration. When it comes to tenant screening ~ we do our homework. While no background check can completely eliminate risk, our extensive screening process will substantially lower the possibility of future problems. Once a potential tenant completes the application, we perform the following: • Verification of photo ID (on applicants over 18) • National and state background check • Sex offender, terrorist, and criminal check • Credit report check, including score and full payment history • Review of any accounts in collections or judgments filed • Check for past evictions • Contact current employer for income verification • Procure copies of current bank statements if self-employed • Confirmation of rental history • Contact previous landlords about payment history, property conditions and nuisance issues

At WrightDavis Property Management it’s our goal to eliminate the stress of property ownership and minimize your costs. When considering hiring a property management company, please stay away from companies who charge hidden or junk fees. Many of these fees include the following: Set-up fee Inspection Fee Lease Renewal Fee Cancellation fee Vacancy fee Marketing fee Bill payment fee We only have 2 fees; Our fee for finding a tenant is equal to 75% of the first months rent. Our monthly property management fee is equal to 10% of the monthly rent We have no other fees.

Do you manage Winthrop Village? how much is the HOA and what does it include? Is there any restrictions? pet, leasing, parking? Thank you....
