Just know they use your security deposit for carpet cleaning and painting walls, even though you left them the way they were when you got there. Over all a great management team and every problem you have at the property is addressed right away within a maintenance portal. Rents paid through a app as well. Very convenient. I'd use them again if need be just know that your deposit is not coming back in full even though the property is spotless.

The maintenance coordination fee is a 10% fee that is only charged in the Full Service program. The 10% fee is based off of the vendor’s invoice total, rather than being charged as an ongoing, monthly fee. This invoice is included with your monthly statement, so you know the amount, and context, of the charge.
All adult applicants are screened for credit, criminal background and evictions. All income is verified. We also get references from previous landlords. Our low eviction rate is a testament to how thoroughly a tenant is screened. Once we have an application that is qualified; we will share all the pertinent facts about them in accordance with all Fair Housing Laws.

We work with many properties that are being leased out by family members, or by several other people, for someone else. It is necessary to have the individual who owns the house either sign and agree to rent it out, or for the individual who has power of attorney to be involved. It is often the best to go through one point person who then relays messages back to the group and then communicates their final decisions, rather than discuss all opportunities as a group.
As a general rule of thumb, we address maintenance issues through our own list of specific, trusted vendors. This allows maintenance concerns to be addressed quickly and professionally. In some cases, we do allow a client to select a specific vendor if they want, but going with our trusted, in-house list has proven to be the quickest, highest quality and most efficient way to maintain a property and resolve issues quickly. How soon a tenant is placed can be dependent on a few different factors. If the property needs renovations or a lot of work to get it up-to-date, this can take longer. However, once the property is ready to rent out, we average 10 days before the property is rented.
