We are fortunate to have Paulo Prietto as our realtor. He has gone above and beyond to help us find our first family home. We started looking for a home over the summer of last year and Paulo has always kept in touch with us and kept us posted on new homes coming into the market. His kindness, patience, and professionalism has made our purchase a fairly easy process. He assisted us every step of the way and the whole process from beginning to end has been a very un-stressful experience. I would highly recommend Paulo as a realtor. He is more than just a realtor to us. You will truly feel at ease having Paulo by your side when you purchase your home. He will not disappoint!

Working with the Mike Johnson Group was truly one of the finest business experiences we've had in a long time. We were impressed with every member of the Compass team, and as the process proceeded, became doubly impressed with the calibre of the staff's knowledge as well as their genuinely sincere concern for realizing a satisfying outcome for both us as sellers as well as the buyers. We've purchased over ten residential and commercial properties over the years in good times and more challenging, and this was undoubtedly the most professional and smoothest sales experience we've ever had.

My family had the best experience working with Kristine Flynn with the Mike Johnson group to find our new home in Laguna Beach. We were relocating to the area and had limited time to fly in to look at homes. She was always accommodating with our schedule and would line up a full day of appointments so we could get the most out of our time. The best part was that she was so incredibly knowledgeable and helpful in educating us on the town, pros and cons of various neighborhoods, the schools, kids’ activities, and even sports options for our kids. She really went above and beyond – even ultimately introducing us to other parents/kids in our new neighborhood! Kristine is also the warmest, nicest person. She was so patient with us and yet persistent with sellers – which really helps in a tight market with few houses available. She was able to find us our perfect home in our ideal neighborhood. We feel so lucky have met her and know any buyer would be in great hands with her.

We needed someone to represent us who is extremely knowledgeable concerning Laguna Beach Real Estate as well as undeveloped land and what it takes to achieve City approval. Mike Johnson and his group were the team we sought. Selling an undeveloped lot requires a lot of expertise. You need to know how much it costs to build a custom home and contrast that against existing properties. Laguna Beach Design Review can be extremely challenging, making the building of a custom home almost impossible. Mike understood what it would take to successfully package our property. We purchased just prior to the Great Recession and therefore were at the high end of the market. Mike was able differentiate our property from other lots helping us to successfully sell at a reasonable price. We are grateful to his support and consultation during this period of time. Having moved out of the area required that he represent us in every way necessary to produce a great outcome. Thank you Mike Johnson and the members of your team. We are forever grateful.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
