This is a complicated situation with two parts. The apartment of the Husteds' at 444 Saratoga Ave. No.2F, California 95050 Summerwood Apartments rented to Mary Kay Husted and Bradley Jay Lefler-Husted after 140 days of being hospitalized from their previous rental caught on fire with No smoke detectors. Summerwood knew of the house fire incident...and yet rented unit 2f to the Husteds without disclosing the extremely large crack hidden under the carpet spanning both bedrooms and 3 soon to find out violated 3 County Codes. Kay Husted fell because of this crack being so large and the concrete slab foundation now angled downward towards the rear of the apartment. The rear walls are split at each corner because that wall is falling away. Summerwood Apartments was made aware of the crack. They knew of it because it had been filled two other previous times. The repairs fall through as the crack continues to expand over time. Summerwood Apartments was readying to move the Husteds to another apartment until it was reported to The City Of Santa Clara Code Enforcement. The next day the Husteds received a three day notice filled with lies of fabricated allegations of crime. THE CITY OF Santa Clara had informed Summerwood., and I believe there is collusion involved. These lies are: Stolen car, storing a stolen car,, drug use, nuisances and so forth. Not one of these allegations comes with any police action, citations or proof, except one where Kevin Husted Jr. a non tenant failed to yeild after leaving his hotel room. Not one shred of proof for anything in the complaint. Suddenly after 3 years of no complaints we have many. Suddenly Code Enforcement can't come to write up the nature of the crack because theY will not show until there is no court action. In fear of being tossed to the streets Mary Husted signed a stipulation the Husteds would move by April 12th, 2022 Two months into the stipulation Kay and Brad and Kevin caught covid.Kay went to the hospital. Brad died a few weeks later at the apartment 911 was called and Kevin Husted started giving Brad Husted chest compressions to keep him alive. During this first responders arrived but could not get through the gate. The 911 operator asked Kevin to stop chest compressions and go open gate for paramedics and firemen. Kevin Husted asked a couple weeks later for The City of Santa Clara Fire Department why they had no access into the gated community. The fire department said they would investigate why Summer wood had no access at all for all 458 units...nor do they have any ADA compliance but advertise that they do. Kevin eventually became better. Kay was finally released from nursing facility May. ,2022 a month plus past the stipulation. While Kay was out of the apartmstreets.Kevin Husted continued on code enforcement to come look at this crack... Summerwood Apartments was cited by the City of Santa Clara for two violations UAC105.1 AND UAC114.1 and ordered to repair the crack or suffer 1000.00 per day penalty. Summer wood finally came in and started repairs on the crack spanning 2" wide by the whole length of two bedrooms plus..The actual crack goes under.8 plus more units. Those tenants have not been notified of the crack nor repairs

Yesterday morning our water was shut off without any notice whatsoever. Upon calling the office, they said they had to do maintenance on leaking pipes (frequent problem here) and that the water would be turned back on by 4:30pm. 4:30pm came and went and still no water. Now the office suddenly won't answer any phone calls and conveniently right before they close they send an email to people stating the water would be turned back on within 30 minutes. Then they immediately left for the day. Our water was not turned back on as promised and we continued to be without water throughout the night. Calling emergency maintenance (which they clearly states no water is a justification to call) went to voicemail and I never received a call back. They simply ignored it and let everyone in the community go without any water all night and no communication as to when it would be resolved. This situation, in a nutshell, is what you can expect when living at Summerwood Apartments. They don't care about you and treat you like you are a pest. I would highly advise anyone searching for an apartment to keep looking. This place will ultimately disappoint you - especially if you renew your lease and get hit with a rental increase of several hundred per month when it's time to renew. Then if you decide to leave, they'll nickel and dime you for everything they can to keep your deposit and send you a bill. My best advice is to take the negative reviews here very seriously - they are written for a reason. Pay special attention to the level of crime that happens here, construction, and cheap appliances breaking down all the time. TLDR - Keep looking elsewhere. This is a miserable place to live.

Great community would give 5 stars if our direct neighbors just minded their own business and weren't trying to get evicted. Other than that the community as a whole is great and our dog has made lots of friends all friendly dogs that's been great.

The apartment with the most beautiful outdoor space I've ever lived in. You feel inside a natural living space. Pool and fitness are very nice.. Houses are old but useful..The leasing office staff is concerned and friendly.. Also the apartment is pet friendly. Dishwasher, washing machine and dryer are old and useless. I think the biggest problem is that the kitchen is small and poor quality materials are used. Some aparts have washing machine and drying machine..
