So far so good. We just moved in a little over a week ago. The application and leasing process was very simple, with everything being done online except for the signing of the final lease documents. The move-in special was also a huge plus. Move-in day was super easy, and the apartment was completely renovated from top to bottom. New appliances, new carpet in bedrooms, new kitchen/bath cabinets, toilets/sinks/plumbing, lighting, ceiling fans, electrical outlets, heating, woodwork, window coverings, and doors. The only things that were not new were the wood floors, quartz countertops, electrical panel, shelving inside closets, front door, and the garage door. But those were all in good condition. I was only given one garage remote, which is fine since I only have one car. But it would have been nice to have one remote in the car and one in the apartment. Minor inconvenience: One of the breakers on the electrical panel isn't the proper amperage. The breaker for the microwave also supplies power to all the outlets and light fixtures in the apartment. That's too much load for a 15 amp breaker. I've submitted a service request for them to upgrade that breaker so I can use my portable air conditioner and microwave at the same time. They seem to take care of service requests in a timely fashion, so I expect it will be taken care of soon. Other than the problem with the breaker, I love the apartment. Things I love: - Almost everything is new and finishes are modern/neutral. - Three separate heating zones (one in each bedroom and one in the living room) so I can set the thermostat in each room to different temps. - Valet trash service! They come by and pick up your trash once a day from Sun-Thurs, so you don't have to lug it to a dumpster. - Garage and parking space. Most places make you pay extra for either of those. Both are included in the rent. - Good size patio/balcony - Wood-burning fireplace - In-unit laundry! - Great location! 10-15 minutes from downtown Portland, literally across the street from Nike, and anything you could possibly need is nearby. I have a gym membership, so I'm not inconvenienced by the onsite gym and clubhouse (is that what it's called?) being closed due to COVID-19, but it might suck for others who rely on those for exercise and socializing or business meetings. I've had nothing but good experiences with the management and maintenance personnel. I look forward to living here for a long time.

Overall horrific experience. Our new manager claimed to have 28 years experience in the field yet when she placed a false violation letter on our door and we went to inquire about it during office hours she suddenly told us that she would not help us, closed the door on me and falsely called the police on us saying she was scared and we were harassing her and she felt uncomfortable. The officer came out, found her claims to be false, and that we had done nothing wrong. Then she began spreading rumors about us to other residents who had not solicited any information. I could go on but I am not sure if google would allow me to write a review that long. I will update with more details later. Overall there is a complete lack of professionalism and care for the residents who pay their salary.

My wife and I have always had poor service here and communication with the company has always been difficult. In the past the management was just incapable and didn’t deal with things in a timely manner. Recently, it took a turn for the worse. We had some complaints about our new manager and how she dealt with a maintenance order. She fired back by making up some stuff and alleging we violated our lease. When we asked her why she would lie and told her we would talk to her supervisors she tried to call the police on us. Luckily the police noted that she made stuff up and we didn’t do anything. They made an official statement to that effect available through public record. Her supervisors admitted that we were not in violation of our lease. We complained about that and nothing was done. She also spread a rumor we assaulted her. We had neighbors we didn’t know coming up to us and asking if we assaulted our manager. We brought it to supervisors at Sack who offered us to leave with no lease break penalty. They kept insisting it wasn’t going on and asked for the tenants who were told this to step up. Needless to say, people were a bit intimidated. Someone finally stepped up and they were replied to with a very aggressive tone. The response implied that someone was going around disturbing neighbors, making false accusations, and slandering our manager, and legal actions might be taken. They moved our old manager to another property. The day she left her position she posted a notice on our door that we were on a month to month agreement and would have to sign a lease. We had a lease that we renewed in November. There were a whole lot of issues with turnover and temps at that time and it was a debacle getting it and turning it in. We were paying the 12month lease rate from our offer letter. The office was run by a temp at the time who said she couldn’t sign the lease, but made us a copy of the lease we turned in with our signatures. We emailed our new manager a copy of this lease and she replied that we were mistaken and were month to month. At that point we chose to leave. Our current manager tried to charge us for the full last month though we should have been pro rated for 2 days. We asked for this to be cleared up and payed our estimated prorated rent. They never replied to our request or made the correction. We could see we had been charged a late rent penalty. We reached out to Sack again and the newest area supervisor (3rd in our time here) cleared things up and made sure we were not charged for anything other than utilities on our way out, which is the minimum they could do after our horrible time at Jasper Square / Sack Properties

EDIT: I called again today and was actually able to speak with someone. They said there was confusion due to new employees. It took a while for them to grasp my situation but they agreed to cancel anything they currently had in their system for me. I am not sure if this includes a refund of the application fee, but as long as I'm not on the hook for lease I did not sign I will try my best to forget about this unfortunate experience. I will revise my rating once I have confirmation this is all sorted out. -------------------- Applied for an apartment but have not actually been able to speak to anyone there. I was approved apparently and am now receiving communications like I've signed a lease and am ready to move in. I really am completely stressed about this and I feel really uncomfortable being out of the loop about my own living situation. Dear Jasper square, CALL ME. I have emailed and left voicemails multiple times. I was still interested until I found out they are impossible to reach, not a good impression and definitely a red flag.

It usually opens Memorial day weekend
It's not up to Jasper Square. They 'pay your cable so use whoever you want. If however you want dish, get permission from the leasing consultant
