Bad news first - we purchased homes in May 2021 and had no idea we'd jumped in the Hope Valley ocean during the perfect storm. We'd be hit by COVID-related problems, supply chain issues and new Hope Valley owners. We were hit by one delay after another, which we could have planned for had we not been told (promised) the homes would be finished at the end of August, then September, then Halloween and then Thanksgiving (I didn't move in until February). I was particularly furious with the homebuilder who offered one excuse after another, and at one point offered misinformation that was either an egregious and unacceptable mistake a blatant lie. So why 4 stars? Now that we're in, our ship has been righted. The staff responds quickly to problems and keeps us well informed on upcoming projects. The new owners are a multi-billion-dollar company and while everything must be run through corporate these days, residents know the company (Equity Lifestyle Services, Google it) is in it for the long run. And Luke (sales) and Tony (property manager) work tirelessly to keep things in order. Then there's the community itself. A former trailer park with various amusements (go-carts and the such), the property is nestled between pine-covered ridges that gives off a rural vibe even though it's minutes from I-5 and a few miles from the nearest Safeway. While the population sticks to the demographic one would expect in such a place, everyone is friendly and, for the most part, outgoing. Feel free to engage in clubs, groups and conversations, or stay to yourself if you're more comfortable. Either way, you'll find Hope Valley to your liking.

We love our home at Hope Valley but we don’t love that management forgot to pay their loans for 2 years and now it’s been foreclosed and it is under new ownership, who we have yet to see or meet. Lot rent for new homes has now almost doubled. So sad, we thought this place was going to be wonderful but it ended up being a disappointment. Hopefully new management will turn things around. For now, I wouldn’t recommend it to anyone until the dust settles.

The insides are gorgeous and super light. My aunt lives there and i love her house. It's super open and feels much bigger than it is

We have available spaces for tiny homes to be placed on, but we do not except travel trailers.
Depends on the size and options, just like any home, but I believe they start in the low 70s. Might seem a little high, but I encourage you to check out the tour. It's a pretty peaceful place

Hope valley is gated and has homes built on a foundation. They are brought in and put on the foundations.. I have not seen them with wheels. I am not sure if Hope Valley requires an owner to do this but I would assume it is because the owners are using loans to purchase them. Your lending institution would want to see documentation of Hope Valleys requirements in order to grant a VA loan.

Yes you can have pets. Many residents have dogs and the area is great for walking pets.

No motorhomes or trailers are allowed to be parked next to homes. Homes are bought and ordered onsite at the sales office and range from approximately 375 sq.ft. to about 400 sq.ft. (not including loft square footage). Add-on options are also available.
They can be moved but they have the axles removed when set on the lot and skirting is placed around so it becomes more like a manufactured home setting.
