We could of not hired a better company than the Brett Jennings Group. With lightening speed Brett prepared an outstanding plan for us to sell and stage our home. The expert photography was first rate, and they even used a drone to capture amazing photos of the home from all angles. Our home was sold within the day, with a bidding war that was expertly handled by Brett. Every single detail of this house sell went smoothly and swiftly. We would never hesitate to use this group again, and we highly, highly recommend that you do the same.

Olympia is an extremely knowledgeable agent whom we were repeatedly grateful to have had on our side. When we started looking, she listened attentively to our requirements in what we were looking for, and mapped out a day of tours that thoughtfully tested the boundaries and range of those requirements. It allowed her to “get” us, consistently curating listings that were what we were looking for, and importantly, within our budget. Olympia is also an expert, plain and simple. Walk into any property with her, and she will observe details about the build and contextualize what that means, showing clear knowledge of construction and history of the area. She is able to flag what will ultimately be issues down the road, and what can be easily fixed. She had no compunction in telling us to walk away from a home that looked good on paper that wasn’t the right fit when we saw it in person. To me, this is where Olympia shines, and answers the question, “why do I need an agent to open doors?” When it came to making an offer on our dream home, Olympia was an advocate, negotiator, and counselor, and ultimately helped us successfully negotiate into contract, which was short and as painless as possible. If I were to sell or buy any other property, Olympia is the first person I would call. I cannot recommend her enough.

Olympia and her team at Real Estate Experts helped us find a place during the insane early-2022 housing craze where inventory was low, and everyone was putting in 30-40% cash offers over the listing price. We had the unfortunate timing where everyone was trying to buy a house and there was just not much inventory so we were bidding against 20, sometimes 30 other people. Olympia/Real Estate Experts stuck with us until the very end (even after 12 offers!) and was very helpful in helping us set up time to see houses, sit with us to discuss comps, and when we finally won a bid - helped us with what we needed to make the house the way we wanted. Olympia was very easy to speak with, worked outside of normal business hours, and was dedicated in helping us find a house.

Brett Jennings and his team helped us not just in buying our current beautiful home in Willow Glen but also sell the previous one. They exhibited professionalism from get-go. I liked the fact that they were one-stop-shop from buying n selling homes to stage-setting to helping find movers/ packers. The most humbling fact was when I saw Brett pick up the paint brush to paint a section of the wall before the open-house- very hands-on and focused. They are super responsive too- called them and things got done! I recommended Brett to my friend who recently bought a place in Los Gatos. Thank you and happy 2022!

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
