Dave was a huge help with our first home purchase! He responded quickly, even outside business hours, and scrambled to ensure everything went smoothly. Greatly appreciated him guiding us through the process. Thanks Dave!

David helped us greatly with our home buying expedition. We looked at properties in San Jose and Santa Clara, and when we wanted to see them outside of an open house, David would get right on it and get us in for a tour. We eventually found a home we loved and were able to purchase it through David. We couldn't be more pleased with our experience and our new home.

David is an excellent Realtor who works with the client as per their needs and is a true professional. He was my realtor helping me sell my house during difficult times of Covid. He was very thorough in his research to come up with the good list price of the house based on various factors. we took some time to sell the house because of the slowdown and mandatory shelter in place orders. he kept his calm and professionalism during this time and advised my at various times for the tough actions i had to take explaining me why it was needed. but at the same time he listened to me and never pushed me or forced me to make a decision. It was always a good discussion with him for the next steps and he truly guided me with his immense experience. in the end we were able to sell the house at a good price and i am immensely grateful to David for his vision and guidance without which it may be difficult to sell the house at such a good price. I highly recommend David to anyone who is trying to buy or sell or rent a house. He is a delight to work with. Highly Recommended !!!

Dave helped us find a suite for our company's local sales office a year ago. We drove all over the place and he hung in there with us and finally found the perfect fit here in Sunnyvale where all of us have roots! Our view is awesome and we are very happy here! Thank you Dave!

The only guarantee when buying a house without an agent is that the buyer's purchase offer will be lower. An inexperienced person completing most or all of the negotiations can end up giving away things that are worth more than the difference in the buyer's offer.

First, you need to understand how a real estate transaction works. In short, the seller pays it all by listing the house at a set price and selling for that amount or higher. The loan comes from a bank or mortgage company and this is called "sales cost." A Realtor's Services are negotiated separately.

I'm paying cash for a house, do I need a realtor?

Roofing Contractor Middletown | Nov 29, 2021
William Jones | Nov 29, 2021

It's a complicated question, but I can say that if you're going to pay cash for a house, the answer is no. Since you're paying cash and not interested in a loan, you won't need a realtor. If on the other hand you wanted to take on a mortgage with monthly payments or some type of financing, I would advise consulting with your bank or another lender about their policies.

Sadly, many agents will lie to clinch the sale. They may embellish a listing by mentioning nonexistent perks and they can omit negative information that may scare buyers away. It's important to pay attention and recognize their requirements that match your needs. However, people like David Allen Rivas Realtor are honest professionals with integrity who want the best for everyone involved in this big journey called real estate purchases.
