Their employees, such as Ashleigh, the assistant manager of the community, need more training on social skills, customer service, and the laws pertaining to service animals. She had absolutely no knowledge of the ADA laws and Oklahoma laws in place for disabled people with service animals and broke the law by refusing to provide us tour of the apartment we had an appointment for, because we have two small dogs and a service dog for my disabled mother that is in a wheelchair. She did not even ask the breed of dog or to have a meeting with the service dog, she just simply stated you can only have 2 pets. Service animals are not pets and can not be refused by law and can not discriminate against the breed. We also informed her that we had the ESA paper work and she is registered as a hearing and wheelchair aid dog. The leasing associate I spoke to after also stated that if you were a tenant already and owned two pets dogs and then became disabled and required a service animal for daily life, that you would be then evicted from your apartment. (The federal Fair Housing Act prohibits discrimination in housing accommodations against those who use service animals. You must be allowed full and equal access to all housing facilities, and may not be charged extra for having a service animal (although you may have to pay for damage your animal causes). If your lease or rental agreement includes a "no pets" provision, it does not apply to your service animal.)

I've lived here for a year and a half. This is not a "gated" complex. The gate remains open 24/7. The amenities are dysfunctional 9 times out of 10. The pools are really nice, but they're usually closed. Don't ever make plans for a pool day, because no matter what day of the week it is, no matter that there are 3 pools, you'll usually walk over there in your swimsuit and be sorely disappointed. The laundry facilities frequently break down. All three of them. I went through months of having to do all of my laundry at my boyfriend's house. I also had a leak coming up from the floor. It took 3 months to fix. Get me out of here.

On November 30th, 2021 we notified Waterside Apartments of a cockroach infestation and Waterside Apartments failed to provide any pest control until just over a month later on Jan 10th, 2022. After months of ineffective treatments, management has failed to provide alternative solutions to rectify the issue. Even after requesting an alternative treatment on February 23, 2022, that request was ignored completely, and we have continued to live in these unsafe conditions. After submitting a request on March 30th, 2022 to be let out of our lease without penalties due to the above issues, we received no response. Not until I sent a subsequent request for a response on April 4th, 2022 did we receive a response. In their response, Waterside is attempting to hold us liable for breaking our lease, for a total fee of $3,204. We have documented proof of the severity and nature of this infestation as well as our written communications with management. As residents, we have been extremely patient, fair and reasonable in attempting to resolve issues with Waterside Apartments, only to be met with unprofessionalism, rudeness and total disregard. We have had multiple issues with Waterside prior to this including: a roof leak in 10+ different places from the roof, no A/C in our bedroom for months with 100+ degree indoor temperatures last summer, and now a cockroach infestation, that apparently our whole building and possibly others have been dealing with. Management has taken very little accountability for the property issues and is now attempting to now exploit us financially as consumers just for requiring safe living conditions, as required by the lease agreement. We have upheld our lease, but cannot continue to subject our family to this health hazard, and are not bound by the lease agreement to do so. We should not be penalized in any way for requiring a safe dwelling from Waterside Apartments, and moving when it is not being upheld after months of opportunity to fix the issue. I can't tell anyone what to do, but I am sharing my honest experience of Waterside Apartments. Living here from 2020-current, has been some of the most stressful and sad times of my life. I feel extremely disheartened by the treatment that we have received since living here just for trying to have somewhere decent to live. All we simply wanted was what was agreed to by Waterside, and there has never been any genuine care from management to do what is simply right and what they were obligated to do.

Lived here from September 2019- and will be until Mid 2022. Waterside has been the worst apartment complex I have ever lived at. The gates have never worked longer than 3 months out of the years I have been here. Past neighbors have been violent, set fire to a field, have had someone stabbed outside my front door and nothing was done. I have nothing but bad things to say about this entire apartment complex. The security is nonexistent. Have fun dealing with stolen car parts. Trash cans always overflowing. All the amenities you pay for - do not exist. waterside will raise your rent each year without increasing your quality of living. Started at 670$ monthly for a 1 bed now I’m paying close to 800 monthly. Incredibly overpriced.

Rent is $600-1200 depending on which size you want. My water bill is $30-35 a month and there are two of us. Electric is $90-110. They do allow pets, but it’s a $350 deposit per pet and none of it is refundable, also $10 a month for “pet rent.” Trash and pest is $20 a month. They also require you to have renters insurance which should be only $10-$20 a month depending on your policy.
Ya no indoor pools all outdoor bit there is 3 one at each building
