Pros- Marbrisa was such a beautiful apartment. The square footage was not generous, but the finishes, appliances and attention to detail made up for the unit price. Centrally located apartment and always kept clean. Management was extremely efficient and responsive. They sent out frequent emails to communicate any updates to their renters Cons- we got an email about car break ins, I believe this happened two days in a row. This made us be on alert. Something for management to think about, because the community is gated and generally looks safe -We dealt with major ants infestation. There were days when we were practically invaded by ants. We figured the ants were inside the wood and structure of the apartment, so any smell brought them out. We had an exterminator come out once and I can tell you that did nothing. I had to study them closely to see when they came out and to avoid those trigger items. Mind you, we are clean people, so it was not an issue of hygiene. I sense it has a lot to do with the wood choice of the apartment itself -weed smell from neighbors. This was very common and not a pleasant smell to wake up to -depending on your unit, the noise from PCH could be disturbing. So, avoid any units facing the street if you can. -the interiors of the apartment was painted yellow. This is not a good neutral color as it can throw off your furniture style. Perhaps management can reconsider this for something more neutral

Marbrisa is a pretty nice apartment, but what really makes it great are the employees that work here. The only time I ever write reviews is for service that goes above and beyond. No matter how big or small of a problem, Jesse (the onsite maintenance worker) is there to fix it. One day our stove stopped working and Jesse removed the whole unit and replaces it by himself within 15 minutes. He also said they he'll be back in a couple months to replace our AC filter to make sure that the air in our apartment stays clean. I'm asthmatic and that's a big deal for me. Jesse is always professional, thoughtful, and super polite. It's very comforting to know that we have someone like him around during our stay here.

The staff at Marbrisa can prove to be very resourceful. They also give you your space to live without pestering as long as you stay up on your rent and utilities. The maintenance crew is very kind and greets residents that they see when doing their work. Most times problems are solved within 24hours, both maintenance issues and otherwise. The facilities are well kept and communication about repairs come in more than enough time. Overall my experience here has been good! They are continuing to improve the facilities and offerings and have added more and better security.

Guys, I posted 8 months ago saying nothing but great things about Marbrisa. Now I have quite a different story to tell that I think everyone needs to hear before renting here. The day before last Thanksgiving (17') my car was broken into in their garage. The thieves made off with 2 massive 65" corporate displays, weighing nearly 120 lbs each. They also took my backpack with my work laptop and all my tools ~ $10,000. The gate letting you in is clearly not secure at all, which allowed whoever did this to waltz in and out without a hiccup. Its not easy to get away with 2 displays that wont even fit into most cars. After frantically asking everyone if they had seen anything, all I was told is other stories of other vehicle break ins and vandalism. Apparantly this has been a long kept secret, and this apartment has never been safe. No CCTV, the security guards clearly don't patrol often enough, and the gate is always open. The worst part is how they handled it. My lease was up 3 weeks from the incident. I left the apartment for several weeks fearing whoever did it would return. I told the front office this and they did absolutely nothing to help. I got blasted with multiple threatening emails and letters telling me I now needed to pay the additional 150 dollars and pony up for another year. Obviously, I had second thoughts as safety had always been my highest priority, and the apartment would do nothing to fix the issue. I thought I would do month to month to find a different situation. They decided it was fair to bump my rent from 1508 to 2268 for month to month - a 50% increase. That was in addition to late fees that bumped that up even higher. I asked them for leadway considering I was violated in their garage, and the horrible timeliness of the incident. They gave me none. I had to argue with 3 different front office people before I was even allowed to speak with the manager. He gave me 3 months at 1858, which I really appreciated. That was Monday. I told them I would sign the docs immediately and that I would be out for the entirety of this week on business. On top of this I was battling the Flu. Well, I got in today to see an eviction notice on my front door that was dated on Tuesday. Angrily, I marched up to the leasing office because they asked me to come and fix it by this morning "or else".. and nobody was there. I just sent emails to everyone I know here, called the number on the form to no avail, and paid the last three months upfront, but they apparantly already took it to their lawyers. Here's the deal. This place seems okay on the outside. However if you want to live here you are literally gambling. Your possessions are available for everyone to take at will, and when something bad happens chances are you'll be slapped with penalties and violent warnings from the office. It is NOT safe. Every night I wake up thinking "what if someone is breaking into my car right now?" Honestly when it happens to you you'll think differently about this place and the people who work here. I know I do. At the end of the day, don't rent here. You want safety and security above all else. This place does not offer that and have no plans to ever offer that. Please, please, please look elsewhere.. seriously. Best,
