My rating is mainly based on management. Disappointed with my experience at The Alamitos managed by Sares-Regis. Management lacks communication skills, avoids emails and clarity in discussions. Amenities reported broken for months have no follow up on the Residents community portal and mysteriously get marked as complete. Still actually broken. They are not proactive, for example some graffiti in the elevator required asking for it to be cleaned up. Graffiti was there several days, I mentioned it to front desk, they said they knew it was there for a few days. It seemed like I had to ask for it to be removed. Two days later it was gone. This is not a "luxury" apartment building. That's basic stuff tenants shouldn't have to mention. I won't talk about thefts or car break-ins because that hasn't happened to me but I have seen the pictures and heard about it. It's happening a lot! Building is nice. Paint is updated and they have regular maintenance crew for floors & gardening that do a nice job. The elevator is quick. Hallway carpets are okay, some stains never cleaned up but no damage. Inside the apartment is okay, but not quite luxury for the price. Paint is a little sloppy. On some door handles and other hooks, etc. Floors are okay with some minor issues near doorways. AC works great and can be controlled through a phone app and automated for home/away. Clean routing of ethernet cables for computers and TV through parts of the space. Several power outlets to accommodate various layouts. Appliances are ok, fridge is awful. Very loud and water dispenser drips down the door. Replaced once with another apartments fridge and this one is worse! The location is also not ideal - not their fault - but police and fire are very active in this area and sirens can be heard day and night. The local gas station usually has cars playing loud music. Motorcycle groups like to ride up the street playing loud music and revving their bikes to get car alarms to go off.

Update: Have been robbed two additional times (adding to two storage units and a bike from the "secure" bike room). The two new thefts were packages at my front door two straight days. Amazon left packages at front door only because the package locker in the main lobby has not worked for quite some time. Also, the storage units that were robbed STILL have not been repaired. The latches for the unit doors were busted off and have not been replaced. Also, be prepared to pay $50+ for trash service. Mandatory $25 for using the trash chutes at the end of the hall (fair) and another $25 for the valet door trash pick-up. The valet is a mandatory fee, even if you opt to take your trash to the end of the hall. Also, one parking space is $100. Parking is not included free with rental, not even one space. And good luck finding a parking spot for any visitors brave enough to come over. The trash and parking fees were disclosed at time of rental, so that's on me. The security issues were a surprise. Don't make same mistake I did.

DO NOT LEASE HERE! Living here has been an atrocity for myself and numerous tenants. Non-stop malfunctions of appliances, cheap construction, flooding, theft/crime including theft of cars, homeless people roaming the halls and sleeping in common areas and the garage, Section 8 housing, and more. Contact me directly for specifics but I urge you to please look elsewhere. I will gladly provide you the plethora of evidence I have documented. Finally, the cookie cutter response from management to this post and others is an absolute joke. I urge you to try and call them because it is a miracle to get someone to answer the phone.
