I put down a deposit Of $500 To get into an apartment. I paid for an application for a $53 which is high for an application fee. The staff told me it would just be a couple days and we agreed verbally on 2795 for rent monthly. After they took my deposit they took 3 weeks to get all the information required. I emailed them and responded in a timely manner with everything they requested. The staff has been extremely rude. Now I'm requesting my deposit back they will not give me the deposit back and are denying leave and took a deposit from me. Do not rent from this place.

We’ve had nothing but problems since the moment we moved into this apartment in November. The night we moved in, our shower didn’t work and we had to use the vacant apartment next door until it was fixed. Also the sealing around the oven was gone and we couldn’t use our oven either. That wasn’t replaced until the day before Thanksgiving, and I had to call multiple times about it. We are missing a shelf and a drawer in our refrigerator that we’ve asked for since the day we’ve moved it, and still have yet to get. Our dryer would have to be spun and then turned on, we got a replacement and it does the exact same thing. We’ve asked about getting it replaced too, and that still as yet to get fixed. We had water coming up from our flooring in our kitchen, which we originally was told was from our sink leaking. It actually turned out to be the vacant apartment above that has leaked water into our apartment and our neighbors. We were put into a guest suit for what we were told was going to be 7-10 or two weeks. Well we were there for a couple days shy of a month because “we are in a bidding war.” We were allowed to go back one more time to get more clothes since we had to stay out of our apartment longer. We lived in our apartment for maybe 5 days, and still had to pay the whole months worth of rent, even though we weren’t allowed to even step foot into our apartment. When we finally were able to move back in, they are redid our counter top and the smell was almost unbearable. The counter top was not even connected to the cabinets when we moved in, so they had to come back the next day and fix what should have already been done. They replaced the flooring in the whole apartment, which was nice because we have a non renovated apartment, so we had the old flooring. While they replaced the flooring, they completely damaged the baseboards. They put the old cabinets back in, and whatever was used to clean them, makes them smell horrible every time you open them. Our bedroom was supposed to be closed off the whole time, but when we got back everything in our bedroom, including all our dishes was covered in sheet rock dust. Problem with that is, now our dishwasher wasn’t working after they “fixed” the kitchen, and once again maintenance had to come back and fix it. The doors and walls were completely nasty, even though the reason we couldn’t move back into our apartment until later that afternoon was because they were cleaning it. There was a nail exposed in the carpet that I stepped on barefoot where the nailed the flooring back down when they replaced the flooding. Our toilet was broken during this and instead of replacing it, it was pieced back together in hopes that we wouldn’t notice. Now our washer broke yesterday and I was told “maybe it was something in the pockets or something fell behind it.” Well no, that wouldn’t explain why it spins at high speeds and sounds like it’s rubbing metal to metal. Update: we are now on day three of no washer because they “don’t have enough manpower to bring us our washer.” If you are a woman, I would suggest having your husband call, because if you call you will be talked to like you have no idea what you are talking about. Unless you want maintenance at your apartment every week, and pay for an apartment you can’t even live in, then this is the place to be.

Before moving into this complex they told us modifications we’re going to happen. Never did. Then they got bought out and everything got worse from there. We decided to move out, especially since increasing rent, and we were told that our deposit would be enough. Few months later a collection agency called saying we owe a couple hundred dollars. We were not once notified and RDM did nothing to help. DO NOT MOVE HERE!! The neighbors were so loud, wasn’t a clean complex, lies upon lies were told to us too. We wish we never moved here. I have told everyone I know to not move here when they have asked. Do yourself a favor LIVE ANYWHERE ELSE!!

Not sure why everyone is hating on this place so bad. I think people just like to complain. There is no perfect apartment complex, when you put that many people in a small area together, you are bound to have some challenges but i think Avana mitigated that really well. The apartment was spacious, wasn't brand new but it was nice. We lived there for 15 months and never had a challenge. Maintenance was quick to service the apartment and the leasing staff was friendly. There was one small flood due to excessive rain and our balcony overflowed into the apartment, the staff fixed it in less than one day. I think my only complaint, besides the occasional pet owner not cleaning up after their pet was the fact that they do not have air conditioning. But... no complex in beach cities really has air conditioning so I cant complain. Overall, I loved living here, made great memories and great friends.
