First the good: best RV park in Estes; has back in sites next to river; river sites are nice size and cool; laundry facilities were affordable; staff is super friendly and helpful; location is close to RMNP entrance and the cute town of Estes. All Rv parks in Estes have much to be desired, but because of the river sites, Manor Rv is the best choice. It is a quaint little park that needs some TLC ( like all the other RV parks in Estes). Roads are fine but need to be repaved; landscaping needs maintenance; some new gravel would be helpful. Wish there werenβt utility but I donβt think that can be avoided. Even so, I still think itβs the best choice! This place has some history and charm that the other parks lack. I would π― stay here again.

Location is perfect for exploring RMNP and the town of Estes Park. Right on a nice river for wading or fishing. Wild life right in park! Have seen a number of elk and neighbor said he saw a black bear up hill behind park! Cool! Nice views of mountains and close to the tram..should you want to ride it, also outdoor fun adventure land. Property needs a little work though... pot holes that will rock your rig throughout the park. Steep entrance with speed bumps and pot holes...unhook your tow before entering or at your site. Sites are a little tight with limited parking. Gravel will take some doing to get level. Exit looks like it will be a challenge..up hill onto busy 2 lane road. Here to visit NP so it's ok but would probably not visit again.

Considering the size it was very quiet even over a holiday weekend. Laundry worked well. Showers could use some work. And perhaps a curtain to separate that area or if someone opens the door there you are in all your glory. Playground also needs maintenance. Distance to Rocky Mountain national park is fantastic. Overall I would stay again.

Just know that this review is based upon winter camping. We have stayed there twice. The first time we were one of 4 total campers. The second time there were three of us. It's a nice place close to the main part of town. It's close enough to ride bikes there. There are mule deer and turkey. You can also fish right there in the park. I caught a very tiny rainbow... released of course. So much to do in the area.

No I'm Sorry we do not have Tent sites . Estes Park camp ground at Mary's Lake does. Best of luck .

The campsites are in an area that does not allow ATV's. You might want to check with Rocky Mountain National Park and see where they might allow them. Enjoy your stay. Gail E
