We had a house fire and lost our entire home so we moved into the North Park Townhomes in Cincinnati while our house was being rebuilt. We paid for the whole year even though we moved out early since our house was rebuilt in about 9 months. We turned in our keys early and signed all the paperwork. They returned most of our deposit, just dinged us for not cleaning out the oven. Ok no problem…. We cleaned everything but that. Several months later they tell us we owe them to replace the carpet because it was a little worse off than they initially thought. We refused to pay because we were already done with them and got our deposit back and everything and so they sent us to collections 😡

Pretty noisy, not much sound absorption and lots of loud cars coming and going. Our apartment utility room flooded several times, and by several I mean at least once a week for the last two months we were there. the only explanation we got for it was that the drains were old and our apartment was on the end so the rest of the drain in the complex would get stopped up and flood our drain. It got so bad that it caused our dryer to short out, and we lost several pieces of clothing, towels, and food that were on the floor in the laundry room and kitchen. We also had to leave Several times, because the water wasn’t sanitary, and especially when sewage started flooding in. It was unsafe for adults, let alone our child. I was sick of cleaning up water and feces. They finally looked into fixing the source of the problem....right when we moved out. The apartment manager is pretty much by herself, and she has to manage a lot of units, so I feel like a lot of stuff is let go or not able to be taken care of because there’s just too much for her to do. They also went through Several maintenance technicians, and because they are too stingy to hire multiple people. there needs to be more staff at this place. There are definitely issues that could’ve been fixed if there have been people around to do their job. Note: They also don’t tell you when you signed the lease that you are indirectly billed for carpet replacement when you move out. This is definitely a non-forthright process, but it does exist. When I asked about why there was a charge to replace the carpet on our final bill, I was told that “a carpets life is 60 months, and it had 46 more months until it should have been replaced.” I was also told when we moved in: “carpets are replaced whenever a tenant moves in as part of the preparation process.” Putting two and two together wasn’t hard. It’s basically a way the company doesn’t have to pay the full amount to replace their carpets. Deceptive business tactic, but I applaud their sneakiness.

Overall, management was generally helpful when any issues arose with our town home. I was also pretty happy with the size of the place. Other than that, there's not much more positive things I can say. There isn't much sound absorption between townhomes or even for outside noise. There are neighbors with extremely loud car exhausts that are coming and going at all times of the day, and some that will play loud car radios and bass. There's just a lot of inconsiderate people that land here somehow and it's just not the place for us. If you're the type of person who is gone a lot or doesn't mind getting little for your money then maybe this is the place for you.
