**READ BEFORE RENTING** I’ve lived at the Del Rio for 2 years now and to be frank this complex is quite nice. Reading other comments had me rather perplexed. It’s almost as if people that live here are entitled and any little inconvenience bothers them. The construction last maybe a couple days. The leaf blowers are maybe 2-3x per week. The parking sucks but that’s why they do garage checks WITH WEEKS OF NOTICE to make sure residence are not using them mainly as storage and less for their car. The pool and gym area are always clean. Yeah there’s people there but rarely are they loud and disturbing. The maintenance staff do a good job and making sure they attend to every issue. Remember, there’s many units here, they’re not going to get to your problem the same day you issue a ticket. Also when they come into your home for checks, often times, they’re only in there for 2-3 minutes. If you want your own privacy and freedom, buy a house. This is a lovely complex and is in a very desirable area, with walking distance of Costco, ikea, and a few other eateries and shops. The homeless people are not a huge problem but you rare ever see them because of the gates. All in all for a Graduate student, this was a very pleasant stay. I would stay longer, but no longer want to spend over 2k on a 1bd, 1bth.

Love living here! Management is always doing something special for the residents...from pies during the holidays and cookies on Valentines Day to providing bagel Saturdays (prior to COVID). Shopping is convenient with Mission Valley Mall and Fashion Valley Mall, TJ Maxx/Home Goods located very close, lots of restaurants within walking distance and Costco and Ikea are right across the street. Staff is always friendly and helpful and they try very hard to maintain the grounds. I am single and feel very safe with the community being gated. Lots of living and storage space. AC, full size washer & dryer in every unit, and garages available to rent. The pool and cabanas are amazing and there is also a business office with computers for personal use.

Just wanted to mention the outstanding maintenance support that has always been provided to us and specifically mention Arturo's for the excellent work he performed last week regarding the unplugging of our kitchen sink. His tireless work ethic and maintaining a positive and upbeat attitude while performing a dirty and very challenging task was more than anyone could expect and we thank him for that and the great work he did once again for us. There is no doubt that Arturo's performance or work is reflective of the entire maintenance sections ability to provide a high level of service to residents. Again we thank not only Arturo for the many times he has made service calls to our unit, but to all of the maintenance staff for there hard work over the many years we have lived here.

DO NOT MOVE IN TO THESE APARTMENTS!!!!! CONSTANT BREAK-INS AND MOLD!! Like many others, I would give 0 stars if I could. Don’t be fooled by the nice appearance like we were. We have lived at the Del Rio apartments for two years now and our lease cannot end soon enough. For starters, today, on Christmas Eve, our car was broken in to for the THIRD time in the last two years. Literally steps from our front door in our parking lot. The first time we filed a complaint through security, who by the way was probably an 18 year old little girl who had absolutely no kind of training on how to handle the situation. The second time we reported it directly to the property managers. This time we are having to call the police and report the items through our renters insurance. I also once had a rental car parked in our lot and it was keyed. Despite all of this being reported to management, absolutely nothing has ever been done about it. No increased security, no cameras, no posters warning neighbors of high theft in the area or to at least report suspicious activity. You can find the security guards constantly hiding in corners of the development watching movies on their phones and chatting with friends. Never making actual rounds around the parking lots or doing anything of use at all. So we report each incident to management as they occur and are constantly met with “you can put your 30 days in if you’re unhappy” and even with that they would force you to pay your way out of your lease. And as renters, we have never been late or missed a payment. We pay our rent almost two weeks early each month. We have never once had a complaint made against us or have ever complained about any of the neighbors (who are constantly partying by the way). Homeless people are constantly wandering the project, digging through trash cans. Solicitors are constantly coming up to the door trying to sell items. It could be anyone committing the crimes but you pray it isn’t your own neighbors. Even our welcome mat was stolen from our front door! The break ins are the biggest issue but that definitely isn’t where it ends. We have had mold issues several times with no urgency to make repairs. The windows are lined with mold from constant condensation from the windows because the development is so shaded and gets absolutely no sun that the entire place is constantly damp. When we reported the moldy windows to maintenance we were told it was our fault for not keeping towels under the window sills and that they don’t clean windows. Once when they were running a giant dehumidifier to try to dry the mold caused by a reoccurring plumbing leak coming from neighbors plumbing, the breaker was tripped. The trip shut down our electric fireplace and it never turned back on again. I asked the managers to make it right by having someone come repair the fireplace as the shortage would have never occurred if that giant dehumidifier wasn’t in our house for a straight five days. Managers advised us to make a claim through our renters insurance. So, again, nothing was done. It is an insane feeling to not feel like your hard earned possessions are not safe at your own home and that the people responsible for ensuring these issues are not a norm do absolutely nothing but try to work for their commissions. Once the property managers get you moved in, they really want nothing to do with you or your issues again. They rush you off the phone every time with no resolve ever. We have lived at places a lot less “nice” and have never had the amount of issues we have here. Save yourself the headache and move elsewhere.

I believe they allow pets in all units, but you could easily call the management office to ask.
No the garage is only on 1th floor one berros only
I have been here almost 2 years. No crime. A homeless person here and there but security is great.
