Been living at Mission Hills for a year, and it has been an overall wonderful experience! I live in a charming 2 bedroom, 2 bath apartment, which is very spacious, has tons of storage, and has updated appliances! The grounds are beautiful and always well kept! I also love the location being very close to the freeway as well as stores, restaurants, parks, etc.! Any time that I have had a concern, it has been taken care of promptly! Fraela is absolutely amazing - great with communication, very friendly and welcoming, and always so helpful! I took off one star due to some of the noise issues that other people have mentioned (especially if you are on the first floor with people living above you) as well as a big jump in rent this year. Despite that, the pros definitely outweigh the cons! It’s a great place to live, and I will be signing on to stay for another year! :)

While we love our apartment and the community, avoid a ground level apartment if possible. We have had non-stop issues with constant upstairs neighbors. Unfortunately management had called 3 meetings with us, 2 of which they needed to re-schedule and the 3rd the manager Moona, was late by 15min. It’s very sad and we were told, “it’s about managing expectations.” Whatever action has/hasn’t been taken, has not improved our daily living. In fact if you work from home, definitely don’t live downstairs. We have had multiple client complaints being able to hear our neighbors through the phone while at work. Screaming, yelling, thumping, bumping and running are not our idea of a peaceful or quite community during all hours. Additionally, our deposit was not returned within 21 days. We were also charged for a gate key that was returned and oddly Mission Hills seems to need the additional $50 more than us and is unwilling to return the funds or the key that we apparently paid for. Very petty and unprofessional.

BEWARE IF YOU HAVE PETS! They will ALWAYS charge you for the entire cost of removing the carpet no matter if you have the carpets professionally cleaned and put you into collections without notification. Just like many other reviewers have stated. I lived here for 4 years in 2 different apartments. The last time I moved out of mission hills I was not offered a walk through. I was told to return my keys to the deposit box. I had the place professionally cleaned by a janitorial service. Sent pictures and video of the apartment cleaned after. No response from them for 30 days. Sent another email asking what the status was on my deposit with no response. I found out later I am in collections without any notification for the carpet. They had my forwarding address and everything. Besides that, luxury apartments are a stretch. Built in the 90s no upgrades, no garbage disposal, old appliances etc. The gated community is only a half gate. There is an entrance without a gate easily accessible to people and cars. Covid they shut down all the amenities for over a year but tenants still had to pay full rent. For tours they would have the pool fully operational during that time to show prospective tenants coming in. Overall, inflated prices for non luxury apartments, terrible communication from the office on move out procedures and forget about getting your deposit back you’ll always owe.

I have lived at mission hills for 3 years now and don’t plan on moving anytime soon. Fraela and Lilly have been absolutely amazing and have made living here so easy! Great location, great community, great place to live. The staff and how they treat their residents is a huge reason why we love this place and are staying.
