I lived here between 2018 and 2022 with experience of I believe three different property management companies. There was a new manager about every time I tried to contact the office for something. It was always hard to get a hold of anyone and my final security deposit didn’t come until two months after I moved out. Over time there were no improvements made to my unit to justify the rent increase each year. The only thing I ever could negotiate was a free new kitchen sink faucet. The pool was poorly maintained as time went on. Landscaping wasn’t kept up with. For a few months I was surrounded by noisy neighbors all night long to the point I almost called the cops. I felt my safety was at risk. The office wouldn’t do a thing about it. Communication was poor. The trash bins were often overflowing. Just a number of things that just kept adding up as the years went by. Truly unfortunate because I loved the location and style of apartment. Didn’t want to move, but felt forced out.

Place went down hill drastically. Stopped repairing things and slow to respond ever. I honestly don’t want to waste any more energy on how much of a bad taste this place left in my mouth, because the first few years living here was great. They never did a final walk through or contacted me about any outstanding payment resulting in issues a year later. I hope someone else takes over and learns how to paint the buildings maintain the grounds and fix appliances because this place is not it anymore.

My review after leasing there for 39 months which is 3 consecutive leases of 13 months each (apparently you save a mere $50/month when you sign for a 13 months lease instead of 12). 2 successive property management companies. The current property management team is really nice, so was the previous, but the owners of the complex are extremely greedy. I have been renting their largest unit since (3br, 2 b with garage) starting at $1500 a month, utilities on me. Couple of months later after i moved in, i received a communication that due to water piping renovation going on in the city they will no longer bill water usage based on consumption but rather on a flat fees $120/month. Fine with me, i'm in favor of renovating the aging water system. Next lease renewal, they bumped my base rent to $1515/month. Normal and logical. The following renewal they bumped my rent to $1589/month. Humm okay 🙄 fine. But they finally pushed the button "we don't give a ****" when they recently send me a lease renewal for $1865/month without the $120/month i pay just to have water. Not worthy at all. The location is great but the unit itself doesn't deserve that price. It's an old building. Nothing against the property management company but you are better off spending that much money into a larger space with better amenities. The complex is not energy efficient at all. My electricity bill during the winter is at least $200/month for a roughly 1200 ftsq. Heating the unit is a challenge. I did everything, changed my air filter personally, setup a Nest thermostat with KCPL, still no improvement. I replaced all incandescent light bulbs with energy efficient ones after my first electricity bill, it did changed a dime. There are leaks all over the unit windows and doors. This year storm season, i had water getting through all the windows of the house when the rain was hitting hard because of how poorly sealed they were (imagine watching the rain falling from inside with a mop and bucket). I can set up my thermostat to 80 degrees during the winter and it's still gonna be 55 in the house. The HVAC system is really bad, air distribution in the house is horrible, two of our bedrooms barely had any heat/cool. Our boiler couldn't handle two people taking a shower at the same time (and do not dare doing a laundry at the same time). The fridge is outdated and extremely small (you are lucky if you can fit 1 week of grocery inside), it leaked some much water that we had to put a bucket to collect the dripping water. Our dishwasher wanted to die in peace, but all maintenance could do is to give it another shot of adrenaline to keep up. I stopped using it, because even if it felt like working sometimes, the job was terrible, couldn't even dissolve the dish powder. I don't blame maintenance, they are doing their job, so is the property manager, they are quick to respond to your call, but they can only patch the problem based on the budget they have. They spent more money and time trying to patch the fridge and the dishwasher than replacing a defective and old equipment. And i'm pretty sure after me, the next tenant will have to deal with the same issue. I hope this is just a unit issues, but they must really address those before a new tenant moves in. Shout out to Giovanna and her team, you are doing an excellent job, but i understand you can only manage what they give you.

Just moved in to my place a little over a week ago. I caught some past reviews that weren't that great after I had already started my application process and it made me second guess things but once I saw everything and have been moved in, it's been awesome. I had a few things that I needed fixed (light bulbs, the fan in my room was making noises, etc) and they had someone come by and fix them right away. The leasing office has been really responsive and on top of things as I think it's new management from the old people. Overall, I'm looking forward to staying here for awhile as the apartment is spacious, nice and a great location next to the highway to get downtown super quick!
