I have contacted them multiple times about wanting information on apartments. I have left voicemails and emails. The automated message and emails say they will get back to me as soon as they can yet I have been waiting for a call for about a week now. Every time I call, I get the automated message that says everyone is busy.

The place has great potential if rules are enforced. I’m moving after only a year due to roaches that I think came from the neighbors and dumpsters nearby where ppl drop trash and just leave it in front of your apt. I know you shouldn’t have to tell adults to clean up but it’s ridiculous how nasty people are. If i owned an apartment complex I would do inspections. There’s a big difference between your place being uncleaned and nastiness. Some ppl are just too nasty. Nobody wants your roaches gnats and so forth. This place would be really nice if they would do check ups and put cameras out to give ppl fines for leaving trash everywhere. Also they need extra dumpsters to accommodate the residences. And the lady maintenance man beats on doors too loud.

The place started off very nice and within the past year, went down quickly, mainly due to new Manager. If you drive towards the back of the complex, you will see how section 8 housing looks. Dirty balconies, trash everywhere, garbage cans overfilling and pouring onto the street (breeds roaches) residents are told to "take it back to your apartment" if bins are filled? Who does that? Neighbors are loud and disrespectful, drive through the parking lot too fast with kids playing everywhere. Constant domestic issues with couples and roommates. Cops constantly called out. You constantly see lease violations everywhere and nothing gets done. I would find another place due to the income restrictions and section 8 housing.

Do NOT live here if you want AC or decent heating. Our AC has been broken for 3 weeks now and maintenance keeps coming and telling us “it’s fixed :)” when it is clearly not. It’s only the beginning of June and the inside of my apartment has reached 90 degrees. One of the residents in my apartment is disabled and is unable to sleep in the apartment when the air is broken, but is still being charged rent, utilities, etc. Maintenance does nothing. They also don’t fix any other issues that we have with plumbing/lights etc. Waterford at Spencer Oqks does not care about its tenants.
