The Gardens is a beautiful place to live but the apartment was pretty dirty when I moved in and smelled really bad. I have deep cleaned the apartment three times with little results. I am hoping the smell will go away as the windows are open.

The Gardenia unit has a nice horseshoe layout. The appliances fail frequently. Maintenance is great and they do the best with what they have. The walls are very thin. You can expect to hear your neighbors above and beside you very well. The wooded trail is a nice place to go for a walk. The playground is nice for older kids. The dog park could use some improvements. It’s a plastic barrier on the ground with what’s left of mulch from whenever it was last maintained. My dogs can’t run very easily there. They slip and slide on the plastic barrier. The pool and hot tub is great. The pool table is nice, I’d recommend bringing your own pool stick though. The gym is ok for someone who isn’t looking for very much. There’s a couple machines, dumbbells, smith machine, treadmills, and some mats. The parking here can be a hassle. There’s no longer parking tags so that means if someone is having guests over or a party there’s a good chance you will not be able to park close to your building. There’s been many times I’ve had to park outside the gate because of limited parking. The prices are steep for these apartments and seem to keep climbing. Overall, I don’t feel that the apartments live up to their price tag. Not looking to renew my lease in the future.

We have lived here for over one year and have had a great experience. In fact, my husband and I have lived at several luxury properties around the country and agree that this is by far the best. I don’t understand the negative comments below, especially those regarding Amy, the property manager. Amy is friendly, very professional and fair. I have watched her interact with many and have never seen her be rude. It is her job to make sure that residents adhere to the lease agreement they signed and to look out for the well-being of the entire community, not one single resident. If I have had any problems, it has been with other residents not following the rules and being inconsiderate. Amy is prompt in addressing when residents break rules and violate their lease agreement. She even sends property wide warnings via email, which she doesn’t have to do. In my experience, once a property is filled to capacity, management becomes lax on the rules and the property starts going downhill. It is because of Amy’s management that this property has remained a luxury property. To address the parking complaints, I live in the building which is considered the worst as far as parking. This was an oversight by the builder/owner, not Amy, and a policy had to be implemented so that every resident could park atleast 1 vehicle near their building. However, plenty of notice was given and it was really not that big of a deal. No apartment complex is perfect. My husband parks his car a little further in visitor parking and I park closer to the building. I have visitors all the time and they are able to find visitor parking spots without any problem. I have been very impressed by Amy’s communication to us about weather and measures taken to ensure resident safety. I have also loved the events she has hosted for the community. It is pretty clear from her responses to the negative comments below that she is not allowed to defend herself or discuss the details of specific resident interactions on the internet. Don’t be deterred by the negative comments below. With it’s convenient location to Kroger, great amenities and management, The Gardens is a great place to live.

Updated: Overall, management has improved and their maintenance person is phenomenal. Although, the apartments are disappointing as they are much louder than previous apartments I've rented nearby. Maintenance: I had to put this first as their maintenance person is awesome. Anytime I put in a request, they began working on it the same day. I've been really impressed by their timeliness. Parking: Parking didn't affect me as I lived in a one bedroom. Although, I can see how other apartments would be annoyed by the 'one car per apartment rule'. Especially when they were already living there and had to pay extra for each additional car after they signed their lease. I suggested that assigned parking spaces may be nice, but management wasn't a fan of this idea for 'security reasons'. Security: The apartment complex does have a fence that goes the entire way around the property. There are also security cameras at every major entrance. Although, let's be real; the gate is just for show. Amenities: The gym was standard -- It had enough to do what was required and it was clean. The pool was cool and well kept -- it got a little busy at times. The clubhouse was also great for doing work or shooting pool downstairs. The Apartments: It's the real reason you'd be renting here, so here's the good stuff: - New and efficient appliances - Easy to clean floors - Decent amount of storage space - Compatibility with smart home devices - Decent location. Kroger is in walking distance. I want to like this place, but we need to cover what's bad: - It's loud. - I mean, it's way louder than any apartment I've ever had. Yesterday alone I could hear people walking in the hallway though-out the entire apartment. I could hear my one neighbor doing the dishes and it sounded like they were doing the dishes in my apartment. The other neighbor was cheering his football team along in perfect clarity for me to know that the Eagles won. The neighbors above me sounded like they should've come through the ceiling. (I'm not directly exaggerating that either.) As I've said, you'll hear everything. - The apartments feel like they were built quick and a bit careless. - There are some places where the vents are cut out and didn't match the vent size. You could see some slight wet marks in the ceiling of the bathroom (which I presume to be from the bathroom above me.) I'm on the bottom floor, so if anyone takes a shower or flushes the toilet, I hear the plumbing though-out my entire apartment. The also did not insulate the apartments well what-so-ever. Things that are good to know: - You can only get Xfinity here. (That I know of) - Water is an additional charge on top of rent. A flat $36 fee paid to the complex; not based on actual usage. - Dogs are a flat fee. No monthly dog rent. (Which is nice) Overall: The property itself is nice. It's in a decent location. The amenities are cool. The biggest problem is the apartments themselves. They were built so fast and cheap that it completely takes away from the property. To be honest, from the apartments alone; they're not worth the price.

Managers have been great in my experience. Things are fixed immediately, they bent over backwards to help us transfer here from a sister property, they ask for input, they put on community events, and consistently have went above and beyond for us. That said, although the walls are like lead in the townhouses, they are quite "thin" in the apartments. This is due to an inner hallway that echoes and "wood" floors which don't do much to insulate sound between floors. A gift and a curse. No extra fees but it should be noted that there is an ongoing parking discussion after a repealed plan that included a small fee for extra vehicles. Parking is tight. All in all, we love it here and would definitely recommend, but I understand why some people might have different opinions. Pet friendly, phenomenal amenities, good/safe location, and modern units.
