Nosey neighbors, mattanence staff clearly overdue their job requirements by harassing guests visiting residents inside the park. Disgusting looks and stare downs that'd make any other woman feel just as uncomfortable as it did when I was receiving this treatment. The park is huge in size. Lots of residents have their front yards filled with flowers and plants which make the scenery quite nice. The location offers lots of homeless unsweetened folks unfortunately but inside the park there was no trash, no off putting elements which would make the park seem unsafe. Other than the park staff being rude, out of line, and definitely guilty of harassment... very quiet and nice park. Location great other than the surrounding issues. I know that if someone is looking to relocate into the park, you only own the mobile home itself while renting the space inside the park. Rent was in the upwards of 1000.00$ per month.. not sure on how the water, trash, sewer utilities are included or not. They do have water hook up as well as power. No assigned parking other than on your rented lot. Guest parking passes are alloted for over night guests and if not placed properly then you'd definitely have a run in with the predatory towing company contracted to the park grounds. Hope my experience helps answer questions to anyone looking at renting a space inside this mobile home park!!

My family, the O'Hara's, were among the first to move here in the 1960's. I agree with the many good reviews. When we sold the unit for rehabilitation around 2014 it was really hard to leave. I hope your new neighbor on Oakwood Lane, can have a lifetime of wonderful memories of "Cavalier" as I do.

Park is all ages. Small family is ok.
They don't have plots available generally. When one is available the park owner puts his rental trailers on the lots. Otherwise you'd need to buy an existing trailer and have it removed so that you can put your own unit in place.
The owner of the park owns about 20 homes within the park that he rents out under 1 year leases.
Home owners association
Subletting, renting out rooms, and/or using the home as a vacation home is not allowed because the Park is under rent control.

This place is a all age mobile home park. It has used (older) and new single wide and double wide manufactured homes on the market (for prices, check with your realtor). The park is located in the city of Oceanside, Ca. And yes this park is RENT Controlled ($500-700) space rental fee (common paid electric, gas, water & trash). Mainly contains older nanudactured mobile homes but a resurgence in tbe market (and passing of older homes owners) has seen a recent influx of newer nanufactured homes being set up in the park replacing older modeled homes. (Avg cost is $180k). Very sparse on the amenities
I believe you bring your own mobile home and rent the space.
