Very clean and neat land leased properties, beautiful lake centerpieces the neighborhood. Office staff is very friendly and helpful.

Just has a bad feel to it. Not tree-lined, wide paved streets with pits, ruts, cracks, huge sewer traps that you have to drive around. Managers are unprofessional and rude. It is next to impossible to speak to the owner, Phipps, and if you do find a way, she ignores your concerns and even outright fibs to you to cover something up. There is one person that is supposed to represent the home-owners and she has an unlisted phone number and if you do get a hold of her number, she never calls you back. When the managers have a problem with one person, they send a screaming and belittling letter out to all residents. Actually, they send a lot of angry and warning letters out and many of these are poorly and unprofessionally written. The park rules aren't followed by the managers and one of their sons. Jean, a co-manager, moved into the park with a man way younger than her, inappropriately younger than her, her son's age, thereby breaking the park rule of 55/45. Jill, another manger, screams and swears at the residents she doesn't like, which by the way are many. Her husband is shady and chases after the women in the park and in turn, Jill threatens the innocent women he chases with eviction. There are no professional, out-sourced, companies that work in the park. Every worker In here is hired by Phipps on the "you do for me, I do for you" system. The "Mike" that everyone is referring to is a scary character. He's supposed to be the park's security guard, but is a threat to most everyone in the park. He has a criminal history, is always lit on something, rambles and his eyes are glazed over, and he won't get off his phone during serious matters. There's always low characters hanging out in his house - nasty looking men and skanky women - and Phipps does nothing about it. His house is a disgrace to the park but the managers go after other residents to "clean up" who have homes more cared for. "Mike" chases and is sexually aggressive with the women in the park and these women have no recourse to protect themselves because his mother, Jean, threatens them if they complain and manufactures something against the woman complaining. If anyone tries to stand up for themselves, they are called names by the workers like "drunk, crazy, alcoholic, lonely" and then are severely hassled by all the workers who team up to harass you. There is a lot of theft and the "security guard" is never around. This park is not safe or friendly.

The worst mobile home community in San Diego. The owner is senile and put old women who kiss up to her in the manager's office. The managers are unprofessional. One manager screams and swears at everyone and the other one acts nice to your face but backstabs you. The old people that live here are afraid and hide in their homes. If you try to speak up, the managers bully you and try to force you out of your home. There is no governing body because all the do-gooders were forced out of their position because of constant harassment by management. One of the managers hires her son with a felony and who is a drug dealer to do all the jobs in the park so we don't even have fair contract bidding. He does a terrible job and angers everyone in the park but his mother the manager protects him. There is no treasurer to look over our finances so the managers do whatever they want with the money and since they old lady owner is as incompetent as them, and since she only cares about who's kissing up to her, she does nothing to bring professionalism or fairness into this place. The managers lie to the owner and turn the owner against the residents. Another family member lives in a mobile home park in San Marcos and her park management and owner protects and looks out for their residents. Rancho Calevero Mobile Home Park is nothing like this.
