Maintenance requests are not prioritized by the administration at all, especially the ones they list as emergency. I have had toilet clogged up and flooded bathroom floor one time, it was around 9 PM on a weekend night. There is only one bathroom in the apartment, so this is an emergency. No one responded to the request and the emergency line was not answered. I had to make a trip to the Walmart, get the tools and fix it myself. Someone came on Monday and left a note saying "the toilet has no problem". Of course, it's working cause I FIXED it. In the winter, heater breaks down and in the summer Air conditioning stops working. Just today, I called the emergency number because temperature in the apartment is 90 degrees. I was told that there's only one staff on call and they have multiple complaints about Air conditioning, so it will be a while until he can come to my apartment. The Air Conditioning has not been working since a week now. This is the third time I am putting the maintenance request for this same problem in past 5 days.

Our bad experiences with Morgan Properties started when we moved into the apartment I got for my aging father and my son who agreed to live with him. While we were moving items in I noticed some bugs and maintenance said they were cockroaches and sprayed. That night when we went back with more belongings, the cockroaches were on the walls in every room and baby ones were coming out of the wall under the window. Management agreed to move us to another apartment, but we were forced to pay rent for 8 days even though we did not have an apartment that was habitable. The HVAC unit is placed outside of the apartment and is not well maintained with gaps in the ductwork that allowed a bat into the apartment on 2 different occasions. The filter was changed rarely in the 2 ½ years that we lived there and with the sun beating down on the unit it did not run efficiently and it needed repairs twice. Be aware that there is NO free guest parking. Anyone who does not have a resident sticker for their car ($10/month) needs to pay for Pango parking or risk being towed. When I asked the property manager if there was a place that the Hospice nurse could park without paying she said no, everyone had to use Pango. When my father died and we were able to move out, they charged us for damages. I was concerned because our account showed final monthly charges in addition to the damages. I was assured that I would receive a final bill listing the damages and have 30+ days to pay. After 2 weeks our security deposit and interest was credited to our account so I expected the bill in the mail, but never received one. Instead, a week later, I received an email saying our account was past due and if we didn’t pay within 10 days “Morgan Properties will seek further collection actions, including but not limited to transferring your account over to a third-party collection firm, having your balance reported to all three (3) major credit bureaus, and onto your rental history report along with any additional actions as allowable by state law. “ One of the reasons I chose to move my father and son into Columbia Pointe was because it seemed like a reasonably priced apartment complex. If I had known all of the trouble that I would have dealing with management I would have gladly paid more for another location. The cockroaches alone were enough for me to regret my decision, but unfortunately by that point I had no choice but to move forward with them and hope for the best. Please be warned and make your own informed decision about whether they are the right place for you to live.

I was really excited at the prospect of moving in here. I made an apt online and received an email saying I would get a call to confirm and never did. I called them the day before to confirm and the front desk sounded annoyed that I was calling to confirm and clearly did not check to see if I had an apt. I showed up and was not greeted at the leasing office and my apt was in fact not confirmed. They seemed irritated I was even there for a tour. Extra irritated that I asked if we could at least view something. I had also called previously and was told the water/sewage was included. It is actually not included and they split the water bill between tenants based off of square footage and the amount of occupants. I would run far from this place. All reviews about management being terrible definitely seem true after my visit.

They office staff and maintenance staff have been nothing but professional. They are attentive to the needs and comfort of tenants and the maintenance staff are knowledgeable and quick to diagnose and solve our maintenance needs ( Same Day Service ). The property is always well kept and when you call they answer. I have lived in other Morgan Properties and the staff here is foremost the best. Thank you for making life easier in these crazy times.
