I wouldn’t recommend Orchard Trace Apartments to anyone looking for a nice, stress-free, comfortable apartment home to live. Management and office staff is incompetent. The grounds are unkempt. There’s a severe pest control problem with water bugs inside and outside of the apartment. The appliances in the one bedroom apartment I have are over 20 years old and don’t work properly and management refuses to either fix them or replace them. I don’t believe any household appliances lasts more than 20 years before they need to be replaced. That’s why they make renters get renters insurance now because they know these old stoves will start a fire at anytime now. There’s water damage in the cabinets and ceiling from previous water leaks and management refuses to acknowledge or fix these inhumane conditions. Paying 1,300 per month for rent and completely miserable living here at Orchard Trace!

Orchard Trace has been a pleasure to live in. Well managed and maintained, I feel safe and comfortable. Neighbors have been friendly and courteous and I rarely hear any noise from another unit. The management team and maintenance staff is just awesome, they care about residents and pets.

I haven't lived in an apartment in 20+ years. My transition to Orchard Trace since Sept 2021, has been very nice. The staff is very helpful and considerate. I have no issues with maintenance, trash, or animals. I'm sure if I lived around someone with animals that would be a different story. I never had an issue with parking, which was one of my initial concerns. I will say the ceiling is very thin as I can hear almost everything that goes on upstairs, startles me sometimes and honestly would be the only reason I leave also why 4 instead of 5 stars. This complex is very conveniently located to everything you need.

Everyone that works here is very friendly and we never have to wait a long time for a maintenance request. One of the reasons I moved here is because they allow larger dogs, up to 75 lbs, and that was definitely a plus. Close to I-85 and you can easily take the back roads to Lake Wylie SC. Our neighbors have always been very quiet, no loud parties. Overall I am very happy here.
