i’m BEGGING you, please do not move into this complex! i paid $1000+++ to rent a studio here. in a nutshell: the apartments are extremely overpriced, outdated, and filthy, the leasing office won’t help you with anything (other than the property manager), and they will squeeze any amount of money that they can out of you.

This review is meant particularly for visibility to be seen by management while we close my lease agreement. It is being updated as things develop. ****************************************** I have lived at Overlook since May of 2020. It was and has been a terrific place for me. It was exactly what I needed at the time I moved in, especially with the pandemic in full force. I married in late February of this year, and my wife and I decided that at the end of our lease we would move out to find accommodations that better fit our current needs. We were a bit behind of the contracted 60-day notice of intent to vacate, but Jordyn at the leasing office assured us that the property manager may be willing to discuss options to help us vacate successfully sooner/on time. We went to speak with Brady in his office to discuss the situation. He was very sympathetic to our situation and willing to help. We agreed that if my wife and I could vacate the unit, and turn over the keys as soon as possible, his team would work to fill the vacancy in as timely a matter as possible. He even provided us his personal contact information to keep abreast of the progress. We turned in the keys June 1. We are now in contact with Brady, working with the team there to get the apartment filled. Appreciate the effort! I have enjoyed living at Overlook, and I expect to end my time there with my high regard for it intact.

Called on 5/10 and was told a 1 bedroom apartment was 1085/month. I asked if there were multiple units because we couldn’t go in that day to tour. I scheduled a visit on the 11th. We went to tour and the price went up several hundred dollars. We were told prices fluctuates everyday. By several hundred dollars?!? Plus $60 for cable and parking. $120 for water and sewer. $299 admin fee to lock in the rate? This seems like a scam.

I've been living here in a studio for a few months now and I have had nothing but a good experience. The property is very well maintained, including; removing snow/salting the stairs, sidewalks, and roads during any snow storm, bug and pest control (I haven't seen literally anything, even flies), garbage constantly taken care of, proper and thorough cleaning of units between move-ins, pool area/club house is always clean and tidy, and much more. The staff are VERY kind and accommodating. The manager is incredible and ALWAYS present and willing to help; they will take care of your needs. The people that live here are also very kind and friendly. I've never had a bad interaction with anyone and I've even made a few friends. Wonderful people. If you like plants and nature, this is the place for you. There's many trees and plants all around the complex and it's absolutely beautiful. Please take the negative reviews for this complex with a grain of salt. Out of 100 people, 99 have a good experience and not post a review but the 1 that had a bad experience will post a review. This place is wonderful!

What are the utilities like at those apartments

They use some kind of formula to generate your water, sewer, and trash. You are never charged for your own usage. You pay for your neighbors x 3. 1 month your sewer bill will be as high as $37, water bill $14, trash $14.50. Then there is the service fee $14, CAM fee this changes monthly $35-40. Maybe you will be one of the special ones who won't have to pay it, but maybe not. Then the $55 manditory fees. Then the rent. So tally that up. Hope you catch the rent on a low day. It changes daily.
