I bought my first house last year June 2021, the entire team at CMG Financial was so helpful and personable throughout the process. First timer here, so I had a lot of questions and stressful moments and their team always stepped into a supportive role and was assuring but honest and direct without blowing any smoke. I contacted two other Financial Groups for home loans before deciding to work with CMG and I am so thankful the other groups missed the mark with me because CMG is who I will be going with for my next property. I support local companies/people as much as I can and that was another plus for me knowing I am working with people in my community.

The team at PNW Loan - CMG Financial worked seamlessly with me from beginning to end. From a no-hassle pre-approval on several different houses we were considering, to closing. Brian and the team were able to keep the transaction zooming along, and were super proactive when any issues came about. There were some thoughtful touches as the deal came to a close, such as chocolate chip cookies in the mail, and an amazing custom print/painting of the street view of our new home. We were able to close in 3-4 weeks by quickly feeding them all required documentation. I hope to never need home buying services again after moving several times over the last few years, but if you are looking for an excellent mortgage broker, look no further.

Brian Stone is a VA loan genius! This was my fourth transaction with him and I come back each time because I know his skill set. As a customer I appreciate his honesty and he works hard to get each customer the best options available. His team is equally as amazing and gave me non stop updates on my loan status which made the experience worry free. Hands down best loan team in Clark County! Would highly recommend.

We cannot say enough about how efficient, professional and helpful Brian was in handling our home purchase. We were cross country and totally unfamiliar with the process in Washington but Brian walked us through every step and kept us updated throughout. I highly recommend him to anyone looking to purchase a home.

Questions & Answers

I’m not sure what kind of down payment I need. Can I even buy a house?

You might not need to put as much money down as you are thinking! We can help you understand all of your options – from different loan programs to a family gift, we’ll give you the ins and outs of all the ways to qualify.

I am a veteran. Why should I go with your team rather than well-known banks like USAA?

Mortgage banks like USAA, Navy Fed, and Veterans United have done a good job focusing their marketing to make it seem like they are the only good options for veterans and military. However, the VA doesn’t lend directly, and their guidelines for a VA home loan are the exact same for every mortgage lender. Just like with any home loan, it’s important to trust your lender and have confidence they are considering all options and offering you competitive loan options. Our team has been helping VA borrowers maximize their loan entitlement for years!

I am self-employed. Is it difficult for me to get a home loan?

We get this question a lot! Especially as “gig jobs” such as driving for Uber/Lyft, freelance, independent consultants, etc. become more and more common. Because those are technically all considered to be self-employed income. We can definitely help you navigate the best way to qualify that income for your home loan – or give you tips on other options.

I am a first-time homebuyer, and I am not sure if I can qualify for a loan? Should I still apply?

Yes! Completing an application is still the best way for us to see the details to review all options or come up with a coaching plan to help you work toward your homebuying goals.

What should I do before starting a home loan application?

Applying for a home loan is simple and should be easily completed with the information you have on hand. A couple of things to prepare for are: • Two full years of job history (if you’ve had recent job changes, make sure you have information for your prior employment) • Two full years of residence history (if you’ve moved in the last couple of years, make sure you have your old address(es) ready to provide) • Your date of birth and social security number. These things are required to review your credit report. This helps a lender know what debts need to be considered in your loan qualification. • How you earn income, whether your paid hourly, earn commissions, are self-employed or receive income some other way, there may be different documentation necessary to accurately count your income.

I don’t know if I want to apply yet. I just have questions about rates and estimated payments. Can I still reach out?

Absolutely! We’re happy to help answer any questions we can, however your actual interest rate and payment amount can be very different based upon your individual qualification details. Completing an application doesn’t mean you are committed to get a loan through us. However, it does make sure we can provide you with the most accurate information, estimates, and options.
