The first step is to talk with your real estate professional and mortgage lender - this will help establish what you can qualify to buy, what is available on the market and IF you would need to sell in order to buy. In some scenarios you might have the money saved for the down payment on the next home and lender can qualify you to buy without selling. Then you have options to rent your current home OR sell it after are settled into your new home. Or your lender may say you need to access the equity in your home in order to use that for down payment or closing costs. - There are multiple ways to go about accessing your equity to make a purchase. Sell, refinance, heloc and others. YES!! A home inspection is an extremely important part of the buying process and will help you get more familiar with the condition of the home. These can range in cost from $400-$1000ish, depending on home size and types of inspections done. There are home inspections, sewer line inspections, well tests, radon inspections and more that can add to the costs.
YES! This is in the final days before you take possession of the home. Doing a walk through is important to ensure everything is in order and as agreed upon in the contract prior to closing
Generally speaking - 1% of the purchase price is going to be the amount of earnest money. Earnest money is refundable to the buyer in some scenarios. It is applied toward your purchase price/down payment at closing.
