The unit was bright, comfortable and clean. The beds were comfortable. Location is excellent. There was am issue with the air conditioning and Peter at Newport Beach Vacation Properties promptly responded to our email and he was very professional and pleasant in managing the issue. I highly recommend this company and would rent another unit through them anytime

After driving 6 hours from NorCal, we arrived with no running water in the kitchen. The unit below reported a plumbing leak and had to shut down the water while they figured it out. I understand that things happen, but when we called the NBVP office, the receptionist was unhelpful and lacked any empathy for the situation. She was more concerned that we let a plumber into the unit, and it was 5 pm and she had already logged off her computer. No one had come to check on the unit, but we received a call later from someone who said he was the property manager. We told him that the neighbor’s plumber told us we would have no water in the kitchen at least until noon the next day. I told the property manager that was unacceptable and that it was a huge inconvenience. How do you cook with no water? How do you clean or wash your hands? Trying to cook with no water is straight NASTY and GROSS! All he said was that it was out of their control. I understood, but the unit is their RESPONSIBILITY, and it was not what we paid for, or what we agreed to. I asked him who I could call or speak to the next day to have the night comped. Any money they lose on this they would have to take up with their neighbor. He continued not to promise anything, then offered to pay for dinner and that he knew of a good pizza place nearby. It was the least they could do, but pizza wasn't going to cut it. I was still going to call the office to escalate the problem. I was so sick of takeout food and we were also going to have to eat out for breakfast the next day?!... Ugh! I also told him that we weren’t going to sit around waiting for a plumber while on our vacation! Finally, we get to sleep… 4:15 am in the morning and the fire alarm starts to go off! No fire. No smoke. Carbon monoxide?... The alarm in the hallway appeared to be tampered with, looked like the battery was removed because the wires were exposed (not by us). I think this was a previous issue that was never resolved. We called the after-hours line who was unresponsive and someone didn't call back until 2 hrs later! The next day we returned after 12 noon to find that the water was back on and a repair man was replacing all the fire alarms. Thank goodness! He also addressed a few other issues with the unit: • Broken bar stool • Patio screen derailed • Replaced batteries on the garage gate opener (but still didn’t work afterwards, but too tired to deal with these people anymore) • Wifi password in the welcome packet by the TV was incorrect, but later found the correct password posted in the kitchen. The repair guy was nice and accommodating. He also mentioned that the person we spoke with the evening before, he thought was the OWNER. That upset me, because the “property manager” acted as if he had no-say in whatever compensation there was for being inconvenienced, but was probably the one to make final decisions. Each interaction started I was polite and professional, but ended in utter frustration! It was all to protect their property after all. But starting from the girl who answers the phones in the office, the guy who owned the unit (pretending to be just a property manager), to the after-hours line, NOT ONE OF THEM excepted responsibility for what we experienced on their property. None showed any concern or demonstrated any sense of urgency to a potential plumbing issue that could have resulted in water damage, or a fire alarm going off at 4 am in the morning. I guess if they don’t care about their own property, why would I think they would care about their customer? They comped us one night less cleaning fee, which did not cover our cost for dinner and breakfast the next morning for a family with 6 adults, and not a word for the inconvenience. The 1 star is for the location and the maintenance guy that was very nice. I waited until we received the credit before posting this, but this place was not worth the aggravation.

Great location, nice property w/ several amenities. Not sure who is managing the place, I tried reaching them w/ questions. No show, no call, no contact. A few basic items didn't work, not a deal breaker but if the dishwasher doesn't work, fireplace is out of propane..... you're on your own.

Absolute worst experience I've ever had dealing with a vacation property. I requested a last minute reservation as our original had fell through and was greeted with the most rude, patronizing representative I've ever dealt with. She literally treated me as though she didn't want us staying there and after messaging her several times with no response, she promptly declined the inquiry, never to be heard from again. Considering I was planning to spend over $1,000.00, I'd have thought a little respect, and just a RESPONSE is warranted. If you're looking for a comfortable vacation where your wants are heard, do not look here. All of Balboa is filled with rental properties, there's absolutely no need to be treated this way.
