I was assaulted while entering to visit a friend. The manager witnessed me being yelled at by a tenant and that I was on the phone with 911. I sent them a video of the assault and a list of charges the police were filing against the resident. The manager said that was not enough to take action against said resident.

I have lived in Modera Pearl for two years. This year, Modera decided that it was best to increase people’s rent by the maximum amount under state law (9.9%). While perfectly legal and probably a good business decision for the bottom line of Mill Creek corporation, it is also a damning reflection of the greed and lack of compassion for the tenants that rent from this building. There has been massive turnover because of this, but they clearly don’t care about anything but making money. The only way to get landlords to stop their predatory rent increases is to stop renting from them.

Staffs are nice, I would give them 5 stars to be honest. You can always find someone after hours, and they’re very helpful. The amenities are great, too. But as a “luxury apartment” it’s not sound proof at all. The walls are paper thin and you can clearly hear sound from the hallway and people opening and closing their doors. I read the bad reviews of several apartments to finally sign the lease here. However, after I moved in, I realized that I can hear my neighbors laughing and dogs barking and crying very clearly. In this case you are literally at the mercy of your neighbors. For example, I wasn’t able to fall asleep till 2am because my neighbors were staying up late and constantly going in and out. So if you are very sensitive to sound, this is not a good choice for you.
