Though this question is older I want to point out "3 day vacate" and "3 day eviction" are two different things. Vacate is produced by your landlord and as far as I'm aware holds no legal grounds. Eviction they one way or another paid to file with a judge/court and does have legal grounds. If you get an "eviction" read through cause typically it will say you have a very short amount of days to respond back with the judge/court for a rebuttal. Otherwise after that time frame (call and talk with them to get exact details regardless) or about that time frame and they haven't heard from you it will become official. Don't quote me on everything but this is the basic general knowledge I know about it, speak with Legal Aid, a lawyer, or the courts for more. I wanted to point out the difference between the two notices and a chance you could get to possibly get to speak to judge/courts to not be evicted. I'm sure there is more to it but now you know there are differences between notices.
